The homes you could buy in Cardiff for the city's new average house price of £305,000

House prices in Wales have hit a record high, according to the latest data. Prices are up 9.9% on the same time last year, with the average cost of a house in Wales reaching nearly a quarter of a million pounds towards the end of 2022.

The Wales House Price Index from the Principality Building Society shows prices peaked at £249,076 in the final quarter of 2021 between October and December, with all but two local authorities in Wales experiencing a rise year-on-year. Pembrokeshire and Anglesey were the only areas to experience falls in price.

Cardiff was one of the areas with the highest annual change, with prices in the city rising by 9.2% compared to 2021. While this rise was not as steep as other areas, including Blaenau Gwent (29.2%) and Bridgend (18.4%), it means that the average house price in the capital is now £304,921.

In 2021, the average house price in Cardiff was over £25,000 less at £279,250, while in the year before that they were nearly £50,000 cheaper than they are now, at £256,524. Now the average detached house in Cardiff will set you back a whopping £485,132, while a semi-detached property costs £303,206. Terraced houses cost on average £251,154, with flats coming with an average price tag of £162,970.

But despite the soaring prices, you can still get plenty of quality for your money, with a number of sought-after properties in the city available for shy of £300,000. Here are some of the homes you can buy in the capital for below the average price.

Adamsdown - £250,000

This three-bedroom terraced house on Pearl Street has a guide price of £250,000, well below the average house price for the city.
