A woman arrested over a home invasion has been charged with murder after a 65-year-old man was found stabbed to death at a neighbouring property.

Police were called to a home in the inner-Adelaide suburb of Gilberton on Monday night after the occupants said a woman had smashed a rear window and gained entry.

Officers arrested a 30-year old Gilberton woman "who was injured and behaving erratically", Acting Superintendent Damien Eichner said on Tuesday.

The woman was a resident of an apartment building next to the home that was broken into.

The occupants were "extremely lucky that they were not harmed" and the police response was almost immediate, Supt Eichner said.

Residents told media the woman came out of the property screaming and partially clothed while covered in blood.

Shortly after the arrest, ambulance officers told police they had found the body of a man at a unit after being called by a carer who requested a welfare check.

Andrew Sorby-Adams, 65, was found dead in his unit with multiple stab wounds.

"This type of event has catastrophic impacts upon families, upon the community itself and the wellbeing of everyone involved," Supt Eichner said.

"And whilst we give condolences to the family of the victim, we are also comforted that there weren't any further persons injured."

The two incidents had occurred within 25 minutes, he said.

Detectives were conducting an "ongoing and complex" investigation, and an unidentified weapon had been seized.

The woman has been charged with murder, trespassing and property damage.

She was refused bail and will appear in court at a later date.

She remained in hospital under sedation and had been treated for superficial cuts and grazes, Supt Eichner said.
