Top Irish solicitor shares seven things you must do before buying a house

Buying a home is a huge and costly step in life and, for many, can be a stressful time.

Trying to choose a home that meets your needs and is also within your budget is no mean feat and should not be rushed into without considering all your options.

One of Ireland's top solicitors, Terry Gorry, has shared some tips to consider before you take the leap and put an offer down on a home.

In a video on his TikTok account, he offered seven recommendations that all prospective home buyers should follow.

He said: "One choose your location well."

Not only does the location of your home dictate where you will be living for the foreseeable future, but it also will decide the value of your property, as some areas are more expensive than others.

It is important to research the property's area to ensure all the necessary facilities you need are close by.

Terry continued: "Make sure your finances are in order, particularly in relation to finances that you might overlook.

"For example, stamp duty, property registration fees, bank valuations, structural survey and if you're getting a second-hand house get a structural survey."

Many first time buyers can forget that the price of the home will not be the only cost you will incur whilst purchasing a property.

Drawing up a plan and a budget for these additional expenses will help you have a more realistic view of what you can afford.

Negotiation is the next topic Terry recommended buyers be aware of.

He said: "You need to be smart in your negotiation."

Buyers can improve their negotiation skills by talking to a professional about the state of the property and how much work will need to be done.

Terry also recommended a structural survey be carried out on the home you are interested in.

He said: "Get a structural survey, especially with a second-hand house because, with a second hand, you're buying it in the condition that it's in. Caveat emptor, let the buyer beware."

Getting a structural survey will ensure you know exactly what you are getting into and minimise any nasty surprises when you finally purchase the house.

Terry also recommended conducting a planning investigation.

He said: "It's no harm to get a planning investigation carried out."

This will allow you to see if more works can be carried out on the home in the future to customise it to your tastes and needs.

The final thing to watch out for is your lender's requirements.

Terry said: "You need to look at the special conditions in your loan offer because there will be certain special conditions there. The money won't be released unless they are fulfilled.

"Liaise with your solicitor and speaking of your solicitor, get a solicitor who will actually communicate with you promptly and openly and with regularity."
