Popular former club set to be demolished as new affordable homes plan revealed

A former social club is to be demolished and replaced by ‘affordable’ three-bed family homes.

Developers have been granted permission to knock down the Unsworth South Social Club on the corner of Mode Hill Lane and Derwent Avenue and build 10 homes.

The building and its extensive car park have been vacant since 2019 and there had been concern expressed by neighbours at the deteriorating condition of the site, which is within the Hillock housing estate and surrounded by existing homes.

In a planning application to Bury Council, developers Armstrong Projects and Great Places Housing Group (GPHG) said: “The proposed development involves the demolition of the existing building and the erection of 10 dwellings.

“They would be semi-detached and would be two storeys in height with rooms in the roof space.

“The dwellings would be constructed from brick with a tile roof and would be accessed from Derwent Avenue.

“The brief was to provide three-bed family housing for shared ownership with associated amenity spaces and car parking.

“Great Places Housing Group’s vision for these sites is to create a secure outward looking scheme for shared ownership.

“They want to provide housing for families and young professionals with the aim of creating a balanced community and to promote tenure diversification in the area.”

The social club was built in the mid-20th century but has been closed for more than two years.

A planning officer report, said: “The proposed development would provide 10 affordable units, which is in excess of the two required.

“The development would be part funded by Homes England and all units would be available for affordable home ownership.

“The scheme will deliver 100 per cent much needed affordable housing in the borough which is a clear benefit of the proposal.

“The affordable housing provision would be secured through a condition.”

Bury Council approved the plans on November 18.
