Plans to demolish former Belfast pub and replace with social housing

Plans have been submitted to demolish a former public house in North Belfast and replace it with social housing.

Belfast City Council Planning Department has received an application to demolish The Sportsman pub on the Crumlin Road and replace it with seven social houses.

The site has already been granted planning permission by the council in 2016, for the demolition of the pub and the neighbouring bookmakers, in order to be replaced with a new pub, bookmakers, ATM and 16 apartments.

Developer, O’Toole & Starkey Ltd, is hoping to create seven, three-bedroom terraced houses on the site, which is based opposite the Ambulance Centre at the roundabout.

Each house will have a living room, kitchen and toilet on the ground floor, two bedrooms and a bathroom on the second, a master bedroom on the third and a rooftop terrace.

They will also have amenity space on each level of the buildings, with a rear garden and terraces on the first and second floor too.

The total internal area of each house is 96sqm.

In a design and access statement, the developer has said that the current pub is in a state of disrepair, and the new proposal would deliver a "significant improvement" to the area.

It said: "The existing pub that occupies the application site is in a state of disrepair and is nevertheless an unattractive building...

"Its replacement with the proposed townhouses will deliver a significant improvement."

The houses will not have their own parking facility, however the developer has said there is "ample" on-street parking in front of the properties and surrounding streets, and nearby shops and buses should stop residents reliance on private vehicles.

Each of the buildings will be finished with a red brick facade, so that it is in-keeping with the surrounding area.
