Plans have been put forward for a massive new business park near to Toyota’s Derbyshire factory which could create more than 1,500 new jobs.
An application led by Brackley Property Developments has been submitted to South Derbyshire District Council to create the 78-acre scheme on farmland close to where the A38 meets the A50, a short distance from the car-maker’s factory at Burnaston.
According to the plans, the scheme, known as Axis 50, would create up to 100,000 sq metres of commercial space and potentially created 1,566 jobs.
Proposed usages would be for storage, distribution or general industrial, with the entire development served by almost 1,100 car parking spaces, 250 spaces for light goods vehicles and more than 200 cycle spaces.
The land that Axis 50 would be built on was formerly used as a sand and gravel quarry and then a landfill site.
Situated to the north of Willington, the development site is bordered by the A38, the Derby/Stoke railway line and the B5008 - and is directly opposite the Derby and Burton Service Area.
In documents put forward to the district council as part of the application, architects Stephen George and Partners, said: “The site adjoins the A38 and the A50 roads and therefore benefits from excellent wider strategic links via the Toyota Island roundabout and interchange.
“The proposed development targets a specific market identified as required within the locality.
“The design has been developed to provide highly flexible operational functionality that will appeal to a diverse range of potential future occupiers in the logistics and industrial sectors.”
The application has been submitted to the authority on behalf of Brackley, by Nottingham-based Marrons Planning.
According to Marrons, there is a demand for the type of units that would be built at Axis 50.
In the planning documents, it said: “There is a need for large format units available in the right locations in order to support future growth of the A50 and East Midlands industrial economies.
“The A50 corridor upholds strategic value, contributing to the broader national industrial supply chain and is therefore well positioned to support future industrial growth. It also has potential to create a greater level of mid-sized unit supply.
“In respect of transport and highways, the proposed development is not considered likely to have any significant effect or ‘severe’ impact on the local highway network in terms of road safety.
“Overall, it is considered that the benefits of the proposals clearly outweigh the likely identified harm.”
