Police are investigating a fire in a north Canberra home overnight after a body was found inside the unit.

Firefighters were called to the complex in Paul Coe Crescent in Ngunnawal about 12:20am on Wednesday.

Witnesses had reported flames and smoke coming from the building.

After ACT Fire & Rescue crews put out the fire, the dwelling's resident remained unaccounted for.

However, a search of the premises was delayed because of concerns the building was unsafe.

A body was later found inside about 12:40pm on Wednesday.

ACT Policing said it would investigate the fire's cause and report its findings to the coroner.

Police also urged witnesses to provide any information about the incident to Crime Stoppers.

In a statement, the ACT Emergency Services Agency expressed its "sincere condolences to the family, friends and neighbours of the person who died".

"Our thoughts are also with the first responders who attended the scene," the ESA said.

Authorities are yet to publicly identify the victim.
