Multimillion off-market sale takes Port Stephens to higher ground

The $4.775 million off-market sale of a waterfront residence at Salamander Bay has become by far the biggest residential sale recorded in Port Stephens.

PRD Port Stephens' Dane Queenan sold the luxury home at 191 Soldiers Point Road this month to a Sydney buyer who plans to use the property as a holiday house.

"It is over $1 million more than anything else that's sold before; there's been nothing near it," Mr Queenan said.

"It's a far more substantial home and it's in a completely different league to other properties that have sold.

"It's huge for the area if you're a property owner and, in particular, if you're a waterfront property owner. It's a really positive sale for Port Stephens."

In February last year, a five-bedroom, four-bathroom residence with an indoor swimming pool and spa, boathouse and direct access to Wanda Beach at 6 Randall Drive was sold for a suburb record $3.6 million.

Another big sale came this month when PRD Newcastle and Lake Macquarie's Mark Kentwell and Natalie Tonks sold landmark listing Stella Maris at 68 Memorial Drive in Bar Beach. The price was undisclosed but the Newcastle Herald understands it had a guide of $5 million to $5.5 million.

Pender-designed residence Sherborne at 80 Church Street in Maitland, marketed by Starr Partners with a guide of $1.2 million to $1.3 million, was bought for an undisclosed sum after attracting widespread interest.

Agent James Rodrick said the result was a new Maitland CBD record with the buyer coming through the property's premiere launch through the premiere launch on December 7 before selling on January 23.

He described the circa 1887 home as "one of the most prestigious properties in the Maitland CBD region to come to market for some time".

Interest was wide-ranging and came from as far as England, Mr Rodrick said, as well as enquiry from Far North Queensland.

"It was bought by a local buyer who had been looking for a couple of years, looking for that perfect home," he said.

"There was good interest because of what it offered. It was probably one of the marquee properties in Maitland and the being the rare offering it was always conjures up a lot of interest."

McGrath Newcastle City's Tammy Hawkins has sold elegant Federation residence The Grange at 77 Queens Road, New Lambton for an undisclosed price. It was marketed for $1.8 million to $1.98 million.

LaneCampos' $980,000 exchange of a contemporary four-bedroom house at 3A Hill Street is the highest non-development site sale for the suburb, according to Australian Property Monitors data.
