More than 150 homes to be built on land next to Brookfields Garden Centre on Mapperley Plains

More than 150 houses will be built in a new development off Mapperley Plains after planning permission was granted yesterday (Wednesday, January 15)

A new roundabout on the B684 is expected to be built to allow access onto the site.

On land that is currently green fields to the East of Arnold, 164 houses will be built, some of which will be affordable.

It is expected the roundabout will be a four-way junction at the top of Catfoot Lane.

Built by developers Davidsons Homes, it will include 11 one-bedroomed houses, 31 two-bedroomed houses, 67 with three bedrooms, 47 with four and seven with five.

The site is roughly T shaped and covers an area of land to the west of Mapperley Plains and Catfoot Lane, to the south and west of Melish Rugby Club and to the east of Howbeck Road estate.

Vehicles are expected to enter the site off Mapperley Plains, with a new roundabout planned opposite Catfoot Lane.

Council officers at Gedling Borough Council recommended the project be approved.

On the critical issue of school places, the borough council’s report finds: “The proposal would generate 34 primary school places.

“There is insufficient capacity to accommodate the pupils generated.

“As such the County Council is seeking a contribution of £647,632 (34 places x £19,048 per place) towards the provision of a new primary school.

“The proposal would generate 26 secondary school places.

“There is insufficient capacity to accommodate the pupils generated.

“As such the County Council is seeking a contribution of £461,578 (26 places x £17,753) to enhance educational facilities at Christ the King Academy.”

The report concludes: “It is considered that the proposed 164 dwellings would be accommodated on the site in a manner that would not cause undue harm to visual and residential amenity, highway safety and ecological interests or would cause flood risk concerns.”

Councillor Jenny Hollingsworth represents the Gedling ward for Labour, and is the portfolio holder for growth and regeneration.

She said: "Councillors last night approved plans for 164 homes on the site near Mapperley Plains.

"As well as providing much needed new homes, we’re very pleased that 49 properties, 30 percent of the entire build, will be affordable homes and over a quarter of the land will be public open space.

"There will also be improved infrastructure around the site with the creation of a four way roundabout at the entrance near Catfoot Lane.”
