Inside the gorgeous luxury property that's just come on the market in the centre of Carmarthen

A stunning property that looks like it could be in central London but is actually in the centre of Carmarthen has come onto the market – and it’s available for less than half a million pounds. According to Rightmove the average house price in Carmarthen is just over £210,000 while, according to Zoopla, the average purchase price across the wider county of Carmarthenshire is slightly lower than that at just over £200,000. While a new property located in The Esplanade in Carmarthen is up for considerably more than that there is nothing remotely average about it. The pretty street is a brisk walk from the shops in King Street in the town centre and looks out towards the River Towy and provides easy access to the A40 which joins the A48 heading east towards the M4.

The convenient location, however, is by no means the key selling point for this wondrous house. From outside the terraced property looks attractive but relatively modest in its scale with one bay window and a front door giving the impression that space might be at a premium. But as you find when entering the house, that could not be further from the truth as the house actually boasts a spacious entrance hall, a living room, a dining room, a kitchen and breakfast room, a sun room, a cellar, four bedrooms, and two bathrooms.

The property is Grade II listed and has recently been restored and modernised while keeping most of the original features and retaining a certain grand feel which really makes it stand out. Inside the house the first thing to really give you the wow factor is the living room, located to the left of the main hall as you enter from the front door. You’ll find a huge lounge space with a fireplace, oak flooring, high ceilings, and a very large bay window facing the front of the property.

The next room along the hall is the dining room, located to the left of a beautiful old staircase and with patio doors leading out to the back garden. Elsewhere on the ground floor you will pass a cloakroom and toilet to your left after you’ve passed the staircase and before you enter the huge kitchen and breakfast room, which is arguably the most impressive room in the entire house.

It’s more than seven metres long and features a tiled floor with underfloor heating and an integrated wine cooler, with a spacious island in the centre of the room making it the perfect spot to enjoy your breakfast in the morning, with natural light beaming into the room from the adjoined sun room, which again has underfloor heating and boasts Velux windows and bi-folding doors, making it the prefect spot to relax in private and look out over your own enclosed back garden.

Upstairs you'll find two bedrooms at the front of the property with another located in the middle of the house complete with adjoining en suite bathroom. Next along the landing there is a large and spacious family bathroom with a double shower cubicle, an oval bath and a dual sink, while the fourth bedroom is situated at the back of the the house overlooking the garden.

If you're worried about a lack of exterior space due to its central location fear not – there is an enclosed forecourt at the front and a garden at the back with shrub and flower borders and a concrete patio area to relax in, while storage will not be a concern with a 20ft by 16ft garage with folding doors at the rear.

This amazing house is ideal for anyone who wants a slice of modern luxury without being cut too far adrift from the hustle and bustle of a busy town centre. The property is up for sale with John Francis estate agents in Carmarthen with an asking price of £480,000.
