
A portion of proceeds from the sale of a Belmont home that is surrounded by some of the suburb's most prestigious properties is headed for charity.
Lance Jensen, of Dowling Eastlakes, is marketing a four-bedroom 1960s brick house at 13 Bellevue Road with a guide of $650,000.
It is being sold by private treaty.
Siblings Rosie and Molly Squires inherited the property when their mother Judy passed away in January of last year and the sisters have decided to donate one per cent of the sale proceeds to charity Soul Cafe.

"She was a born and bred Novocastrian and really loved the community ... we thought this was a really nice way to contribute to the community that she loved," Rosie said of their mother.
"We set about looking at different charities and when we saw Soul Cafe, it really resonated. They take it a step further with what they do."
It has views to Lake Macquarie Yacht Club and is open for inspection Saturday at 10am.
A Belmont suburb sale record of $3.34 million was set for a nearby waterfront property at 21 Bellevue Road in December 2017.
VICTORIAN CHARM
Dalton Partners' Andrew McGavin reports he is marketing a "unique" Maryville listing in a two-bedroom Victorian terrace at 214 Hannell Street with a guide of $620,000 to $670,000. It has been renovated throughout.
"It is quite unique as there are very few terraces located in Maryville. This one is very close to the cycleway and harbour foreshore," Mr McGavin said.

First National Newcastle City's Tom Lemke has reported the fast sale of a three-bedroom, three-bathroom Torrens Title house at 14A Mary Street in Merewether. It was secured for $1.17 million after five days on the market and had multiple offers.
Rick Gittins, of Gittins Property, told Domain One14Tudor at Hamilton is 90 per cent sold. Construction has started on the 31-apartment development on the former taxi co-op site on Tudor Street.

A waterfront cottage in original condition at 37 Excelsior Parade in Carey Bay is being sold by Avery Property Professionals for $1.3 million.

First National Newcastle City are selling a two-bedroom, brand new apartment in Parry Grande at 201/122-124 Parry Street, Newcastle West for $740,000 to $800,000.

Ray White Newcastle Lake Macquarie have a three-bedroom townhouse at 11/1 Longworth Avenue in Wallsend for sale with a guide of $470,000 to $490,000.
A two-bedroom unit at 9/283 Pacific Highway in Charlestown is on the market through Century 21 Carkeet John Smith for $310,000 to $340,000.
