'Lovely' new estate at former Gedling Colliery site set to grow now Gedling Access Road has opened

A vast estate where hundreds of homes have already been built is set to almost double in size just as a major £49m road project has opened. Around 500 new homes have already been built at the Chase Farm development off Arnold Lane in Gedling, with residents labelling the new settlement a 'lovely place to live'.

Plans for the erection of 433 more houses at the site will soon be decided on, directly after the nearby Colliery Way access road (formerly Gedling Access Road) opened to the public on March 22. These plans will be decided on at the next Gedling Borough Council planning committee, on March 30.

When the major house building project has finished there will be shops, a medical centre, and a new primary school, as well as public spaces like local parks. People who had already moved into the estate have said that life was "lovely".

Sandra Davies, 71, who is retired and moved into a house on Chase Farm nearly three years ago, said: "It's ideal for young people and would be great for families to move into.

"The house is lovely, they are selling as soon as they are built really and the prices are rocketing up at the minute. There's still a bit of construction noise still but that's what we expected.

"We've been here for three years now, it's a bit noisy and busy for us sometimes but they seems to be winding down. As I said it's good for young people though and is in a good location.

"When the other way to the access road opens at the back of the estate hopefully that will mean less traffic and stop lorries and stuff like that coming this way."

David Booth, 51, who works for CT4N and has moved onto Chase Farm in its first phase, said that "everything was good" on the new estate ahead of the planned next phase of building.

"It's a lovely place to live, everything is great mostly." Mr Booth said. "You still get the odd noise from the building but its nothing like it used to be now that the work is further away and the builders are all nice lads.

"I'm disappointed that the pub that we thought was coming, doesn't seem to be coming after all though. It's a trek down Arnold Lane and back, especially if you're drunk.

"I'm not sure how much different the access road will make life at the minute. But I will be glad when the exit to the access road roundabout opens although we might need some speed bumps near the park."

The next stage's application site is split two parts, one being the larger part of land on which it is proposed to erect 400 houses adjacent to the homes currently being built between Colliery Way and Arnold Lane. Secondly, there is much smaller area of land on which it is proposed to erect 33 dwellings, which is accessed off Lambley Lane close to the recently constructed roundabout on Colliery Way.

An anonymous resident added: "Everybody is dead friendly around here, I think everyone bonded when they got here. Everyone was in the same situation as we were all new, and Covid brought us together.

"I think that the access road has already made a difference, I went to the Sainsbury's on Colwick Loop Road the other day and it seem liked there was no traffic - it was bizarre.

"It has all been good so far and I think when all the roadworks are done around here it will be perfect. That's been the only real problem."

Once finished, the total number of homes for the development site will reach up to 1,050. The planning documents say the new homes will be similar to those already built in phase 1, with including 2, 3, 4 and 5 bedroom houses plus apartments.

A final decision on the additional houses will be made at the next Gedling Borough Council planning committee, on March 30.
