A new 20-storey hotel could be coming to Great Ancoats Street in 2023 — with a household name backing the project.
Plans for the 112m-tall tower have been formally submitted to Manchester City Council, which is set to become a Motto by Hilton hotel. There will be a variety of other facilities alongside the hotel, new documents show.
They include a cafe/bar, conference rooms, gym space, cycle storage — and a raft of public realm works. The improvements to the public realm include landscaping and ‘narrowing of the crossing across Laystall Street’, the side-road the hotel will be situated on.

Laystall Street is currently used as the exit access for motorists leaving the Urban Exchange retail park, and continuing their journeys on the Inner Ring Road. It will be opposite the new development at the former Central Retail Park, which is being earmarked as offices, and green space, which the government is eyeing up.
“Located within a vibrant and bustling corner of Manchester, there are a variety of amenities and attractions on the doorstep which make this an ideal location for a new hotel,” a statement from architects SimpsonHaugh said.
“As a result of the rapid pace of transformation of Piccadilly, Ancoats and New Islington in recent years, the number of people visiting this part of the city has been increasing year-on-year. This is anticipated to continue thanks to further planned developments in East Manchester, such as the opening of the Co-op Live Arena at the Etihad Campus, as well as attractions such as The Factory and the expanded AO Arena.
“This success has created a sustained demand for hotel accommodation, which is currently underserved in this part of the city centre. Known around the world for its high-quality, well managed hotels, Motto by Hilton will help to meet this demand through the provision of affordable, yet stylish accommodation.” The applicant in the project is Ancoats Manchester Ltd, ‘which is a collaboration between Dean Street Developments, Definition Capital and Assured CMS’, a letter from their agents, Deloitte, adds.
