Grade II listed seaside villa with 'stunning' balcony views for sale

A seaside villa boasting views of New Brighton promenade and Liverpool Bay is now for sale.

The Grade II listed home, in Wallasey, dates back to the 1800s and features many Victorian characteristics including cast iron fireplaces, high ceilings with decorative coving and hardwood floors. Called Stamford Mews, the house benefits from four bedrooms and a reverse living layout, so that the reception rooms and kitchen make the most of the seaside views on the upper floor.

Stamford Mews is nestled in the middle of Wellington Road which is a conservation area. That means the home is in good company and is surrounded by other architectural and historic properties.

Having being sympathetically resorted and refurbished, the home has a tiled entrance vestibule that leads to the inner hallway with a beautiful staircase dropping down to the lower level, where the bedrooms are. It is listed for sale with Hunters for “offers in excess” of £700,000. While it is priced for higher than the average Wallasey prices, similar homes in the area have sold for prices in the same region.

In 2020, a neighbouring property was put on the market for £795,000 and sold for an undisclosed price. It was a similar Victorian home, with balcony access from a number of rooms. Images from this previously listed property can be found here.

According to Rightmove, properties in Wallasey had an overall average price of £175,940 over the last year. Most of the sales in the area during the last 12 months were terraced properties, selling for an average price of £139,278.

Semi-detached properties sold for an average of £215,188, with flats costing £122,708. Overall, sold prices in Wallasey over the last year were 6% up on the previous year and 19% up on the 2019 peak of £148,460.
