A huge plot of land featuring three fishing lakes, a massive family home and a lodge has gone on the market with a £2m price tag.
Known as Ladygreen Farm, the site spans 18 acres and is nestled off Orrell Hill Lane, between Ince Blundell and Hightown.
The green expanse behind a busy A road offers a "fantastic opportunity to develop in a picturesque" area. The three lakes are used as fisheries, but also offer stunning views.

Once through the gates, guests are met with a large white house known as 'Lakeside'. Overlooking the waters, it boasts five bedrooms and four bathrooms.
Inside, the living space is arranged around a statement central staircase, with a generously sized kitchen with red cabinets. There's also a large utility room, an office and a shower room on the ground floor.
Upstairs, four of the bedrooms have Jack and Jill style en-suites connecting them, while the master has its own luxury bathroom and a dressing area.

If the family home wasn't enough, there's also a log cabin on the site which the listing said would make an "ideal" holiday let.
The lodge spans almost 4,000 sq ft and is laid out over one floor with a large, open plan kitchen and dining area leading to the three bedrooms - one of which is en-suite - and a family shower room.
Planning permission is also in place for a two-bedroom cottage on the land, while proposals have been submitted for a further two four-bedroom homes overlooking the lakes.

The Zoopla listing said the sale is "an extremely rare and unique opportunity".
"The farm has been dramatically upgraded and developed by the current owners over a number of years, and offers huge potential for further development," it added.

Ladygreen Farm is half a mile away from Hightown railway station and just a ten minute drive from Crosby beach.
Properties in Ince Blundell sold for an overall average of £292,500 over the last year, with detached homes in the area fetching £485,000. Overall, sold prices were 13% up on the previous 12 months but were 9% down on the 2010 peak of £320,000.
In Hightown, properties sold for an overall average of £339,315.
