Edinburgh city centre guest house goes under the hammer

An established four-star central Edinburgh guest house has just gone on the market.

Christie & Co is marketing the Aaron Lodge Guest House with a guide price of £950,000 for the freehold.

The current owners Ted and Dot Baigan acquired the purpose-built property in Dalkeith Road in the Liberton district of the city more than 13 years ago.

The business previously traded as a hotel with a food and beverage offering until 2013, when the owners decided to refurbish it and trade solely as a guest house.

It now comprises ten elegant en-suite letting bedrooms located over the ground and first floor levels and features a light-filled conservatory which is used for breakfast.

The guest house benefits from its central location near Edinburgh city centre and the various tourist attractions which draw visitors to the area.

It is also located five minutes away from the Edinburgh Royal Infirmary (ERI) Hospital which includes the bio-medical unit and Sick Children’s Hospital and as such, regularly welcomes families and visitors of patients.

Christie said the Aaron Lodge Guest House offers prospective buyers an opportunity to increase trade and profits.

A drink licence has been retained by the owners and the currently unused bar area could be used for an additional revenue stream.

There would also be the opportunity to grow the offering of the restaurant, which can accommodate 30 people.

Christie's regional director for Scotland & North West England Brian Sheldon is handling the sale.

He said: “This is a fantastic opportunity for someone to acquire an established guest house which benefits from a first-class trading position.

“The business is performing well however there is still plenty of opportunity and potential to develop income by utilising the small bar and restaurant if desired.”
