Detached cottage for sale with stunning award-winning beach on its doorstep

Some properties claim to have a sea view and, of course, the ocean can be seen from at least one area of the home, or from a certain angle, and that alone is a treat.

But not many properties can claim to have a sweeping, sandy beach and panoramic sea views literally across the road.

This lucky house, along with its neighbours, is located on a seashore road in Ceredigion and enjoys constant views of the stunning beach opposite.

From every-front facing window and from a deck chair in the front courtyard, the sea views are mesmerising.

From dog walkers to surfers, families having fun on the sand to people fishing, Borth beach will always provide activity to entertain you if you live at this property.

Imagine being lulled to sleep by the sound of the summer waves lapping the shore at high tide drifting in through an open window or woken up by the winter waves crashing up the beach during stormy weather.

This Blue Flag and Seaside Award-winning beach at Borth attracts a huge range of visitors throughout the year.

According to the website Visit Mid Wales the vast sandy beach is perfect for families with young children because of its shallow water and in 2013 was named the best place to bring up children in Wales.

Its size also attracts a range of outdoor activities including windsurfing, sailing, swimming, and fishing.

The seaside coastal town that hugs the shore is also popular with walkers and ramblers who use it as a base to explore the beginning of the Cambrian mountains and the northern end of the Ceredigion coast path.

The area around the beach is littered with unique protected sites including the Cors Goch Fochno peat bog and the incredible sand dune system of the Dyfi National Nature Reserve at Ynylas.

The beach itself is a unique destination to visit that can boast a feature that no other beach in Wales can claim; a petrified forest.

These are not scared trees but an ancient submerged forest of oak, birch, pine and willow that Visit Mid Wales says is visible at certain times of the year at low tide. The remaining stumps of the ancient trees are said to be between 4,500 to 6,000 years old and create a strange landscape on the sand when they appear.

This bizarre sight, said to only be revealed when the tide retreats by 150 yards, has given birth to a 17th century legend of a sunken civilisation and mythical kingdom known as Cantre'r Gwaelod.

So there's lots to do and see at this special location but if you live here the beach can be your constant companion for bracing walks and slow, sandy strolls as your daily exercise and break from the everyday busy life, surrounded by stunning natural beauty.

When you aren't exploring the amazing landscape around the location the house is a warm and welcoming abode for relaxing and enjoying the scenery.

From the front the detached house boasts a smart facade and might lull you into thinking the house is a fairly modern home but according to the estate agent the property actually dates back to around the 1830s and is one of Borth's original stone cottages.

Step inside and there are many original and visually pleasing cottage features to discover that cement this home's vintage pedigree.

From the front porch and into a side hallway the journey inside then either takes you forward into a handy utility room or to the right into the main reception hall.

The wide, stripped wooden floorboards are a delight under your feet in the main hall, with a panelled interior door with traditional handle enticing you in to see more.

This panelled door leads to the main lounge and the main connection to the sea views across the road on this ground floor via a huge box bay window.

If you can break your gaze to the ocean views outside there are lovely views to see inside this room too.

There are ceiling and wall beams and a very welcoming exposed stone chimney breast that offers the best spot to warm sea-splashed toes next to the log burner nestled within this beast of a room feature.

This lovely, warm, and cosy room flows under a feature wooden lintel into the dining room, which is also another lounge space and boasts plenty of character. The robust ceiling beams have been whitewashed ensuring the room remains a light and bright space.

This room can also compete with the front lounge for lovely features via its own charming stripped floor and an exposed stone wall.

This house is like Doctor Who's Tardis – far bigger on the inside than it looks on the outside from the front, with extensions to the rear creating a wealth of extra space.

The floorplan just keeps on going – from this inner dining room it's into a kitchen diner at the rear and off into a bonus bedroom with en suite to the side.

Always handy to have a separate utility room (Aled Ellis estate agent, Aberystwyth branch)

Exploring the kitchen diner first and with the choice of terracotta floor tiles and the farmhouse-style units combining with the exposed stone wall the charm of the home continues into this area.

The space for a generous-sized kitchen table also ensures this is a very sociable room with the cook easily having lots of company while the MasterChef standard meal is prepared.

It's also a room that reveals that it's not just the front of this house that can boast a mesmerising view.

The landscape available to admire from the rear of the home is pretty amazing too – from the fields stretching out to the rising mountain range on the horizon.

It might not be a beach but it's definitely a beautiful view to accompany you while you do the washing up at the sink.

To the left is the entrance to the utility room and also a separate pantry – currently a very popular addition to a kitchen in the eyes of buyers.

And then this house continues to keep giving with an extra living space off to the right that then flows into a bonus conservatory that has an unusual high sloping ceiling that ensures even this more modern addition has unexpected character.

Looking at the floorplan it then becomes clear that this downstairs bedroom, en suite, additional living room, and conservatory are an integrated annexe space suitable for older members of the family if required.

The bedroom at the rear of the property has an en suite too and also a dedicated dressing area as well as a charming exposed brick feature wall and window seat looking out over the mountain views.
