Application for 520 new homes spark concerns

An application for 520 new homes in St Helens has been submitted.

Taylor Wimpey is proposing a new residential development on the brownfield site over the road from St Theresa's Church on Gartons Lane in Sutton. The plans include public open spaces, landscaping and enhanced access to Sutton Manor Woodland.

Taylor Wimpey claims that the development will include more than 150 affordable homes. The design includes a central tree-lined boulevard connecting the site accesses on Jubits Lane and Gartons Lane, with walking and cycling routes that link to the wider area.

The site, between Gartons Lane and Sutton Manor, has been allocated for residential development in St Helens Council’s adopted Local Plan, which aims to see the borough deliver 3,725 homes by 2037 to meet the needs of its growing population.

Taylor Wimpey held a public consultation on the proposals in summer 2022, and the submitted plans reflect the feedback given by local people.

However, there have been worries raised by people living in the area over infrastructure, with residents believing that there needs to be more GPs and schools to cater for the influx of people living in the homes. One person said: "It's all well and good building these new homes, but will they build new doctors and schools for all these people?"

Ian Harrison, Land and Planning Director at Taylor Wimpey North West, said: “We’ve worked with the local community and St Helens Council to develop our proposals for Gartons Lane and are pleased to have submitted our full planning application.

“With a wide range of houses and open space, we believe that the Gartons Lane neighbourhood will not only contribute to the delivery of much-needed new homes, but will create an attractive, sustainable and long-lasting addition to St Helens, with improved walking and cycling routes to Sutton Manor Woodland.”
