Za Za Bazaar could be demolished and replaced with bigger building

Developers have revealed plans to knock down Bristol’s biggest restaurant Za Za Bazaar and replace the entire building with a bigger one.

The proposal would see the U-Shed building which currently houses Za Za Bazaar and the BSB Bar completely demolished and a new building on the site that would be three storeys instead of just two.

The proposal has been announced and the site owners, CBRE Investment Management, have launched a website to unveil their plans and ask for feedback, before they submit a formal planning application to city council planners.

The new plans come at the same time as a proposal to build a new office, bar and restaurant complex further down Bordeaux Quay, between the last bar and the start of the amphitheatre.

That plan has been submitted to planners already, but the redevelopment of the U-Shed is further back in the process than that.

CBRE’s plans would see a larger, three-storey building replace the U-Shed on the same footprint next to Pero’s Bridge, but the developers say it would be better, with shops and bars on the other side too, that faces the Aquarium and We The Curious, on Anchor Square. “While U Shed sits within the City Docks Conservation Area – and is identified as a building of character – the current structure was actually only built in the late 1990s. Unlike a number of other buildings in this location, it is not listed,” said a spokesperson for CBRE.

“There are currently two occupiers of U Shed, Za Za Bazaar and BSB Bar.

“The building and the areas immediately surrounding it have become tired and – in parts – noticeably unkempt. It is certainly in need of some investment,” they added.

The new building would have three commercial/leisure units, and it is not yet clear whether Za Za Bazaar and BSB Bar would be relocated into the new building or have to move somewhere else.

The plans also include a top storey that is set back to allow a rooftop terrace on both sides of the building.
