Work underway on new Hockley café and apartments after building demolition

Construction is underway at a new café and apartment complex in Nottingham. A new coffee shop and set of 74-bed student flats are under construction on the corner of Heathcoat Street and High Cross Street, Hockley.

The plan, which saw the demolition of the former Grains building, was given planning approval by Nottingham City Council in May 2021. The previous building was originally used for the manufacture of sewing machines and had been altered to provide ground floor retail space.

The development will be six floors when finished and would involve a variety of studios and cluster flats. It will be accessed from Heathcoat Street through a small lobby adjacent the coffee shop, comprising a reception desk, waiting area and management office.

The Civic Society had previously raised concerns about the height of the development. The scale and design of the building was subject to extensive discussions during the pre-application stage of planning, with the top floor significantly cut back from the Heathcote Street frontage so it sits behind the rear elevation of the Broadway Cinema.

A Nottingham City Council planning officer said the new building would create jobs in the area. In a planning document, they added: "Whilst the application proposals seek to redevelop the site, the property has been vacant for some time without any contribution to employment.

"Moreover, the proposed development would create new full and part-time employment through construction, the management and maintenance of the PBSA, and within the commercial unit/coffee shop. In conclusion, the proposed building is a welcome replacement for the existing property that would make a positive contribution to the character and appearance of the Conservation Area and have a beneficial impact upon the setting of nearby listed buildings."

The owner of the site is Carlton Street Trading, a Nottingham-based, family owned developer. Previous projects include The Bentinck Hotel, Bar Iberico, the Peggers Inn and a mixed use development at the Eastern corner of Sneinton Market.

In a planning document, Leonard Design Architects on behalf of Carlton Street Trading, said: "In summary this is a well-considered new development, utilising the existing structure of the current building at 38-46 Heathcoat Street, which is sensitive to its surrounding context, whilst also remaining a quality and individual piece of architecture in its own right."
