Woman living in Salford apartment block slams monthly service charges

A woman living in a Salford apartment block has slammed her property management company's service charges, describing the state of the complex as "appalling".

Last week, Contour Property Services said they would review their charges, due to certain services being reduced during the coronavirus lockdown.

Hilary Ducker, who lives in Canterbury Gardens, Eccles, has also come forward as she believes she is not getting adequate value for money.

She said: "Contour have put the service charge up a few times in the last few years and have just increased it to £127.71 per month.

"The pathways and the so called garden areas are appalling especially in the front of entrances on Knights Court.

"External painting is overdue as you can see from the photographs.

"I’m still waiting for rear windows to my property be replaced. They are the original wooden ones installed in 1988, which are now rotten. I've complained a number of times and have had numerous dates when they were meant to be replaced."

A spokesman for Contour apologised to Ms Ducker and said that the work that she mentioned would be completed this year.

The spokesman said: "We are very sorry for any distress the coronavirus restrictions and subsequent change of services has caused Ms Ducker.

"We understand this is a concerning and unsettling time, and want to reassure her that we are trying our very best to provide as much support as possible while keeping our customers, colleagues and contractors safe.

"Due to the current Government guidelines we have had to adapt our service over the last couple of weeks and are keeping our customers and colleagues updated as regularly as possible during this period of unprecedented change.

"Our service charges are calculated transparently based on the previous year’s spend and estimated costs for the year ahead, from April 2020, to fund works this financial year, such as the ones Ms Ducker mentions, which includes completion of the final phase of apartment window replacements, external painting and replacement glazing to canopies.

"We are planning to send out a further communication to all leaseholder customers this week with an update on services delivered and how this will affect their charges. Should there be any reduction in service costs these will be refunded to our customers when their service charge accounts are issued.

"As the Government guidance and support is changing daily, we recommend that if our customers are in any doubt about how the situation will affect them, they phone us to discuss their circumstances. We will listen and do our absolute best to help find a way through these difficult times.

"We appreciate our customers’ patience and understanding during this period."
