What you can buy around the world for £399,011 – the average cost of London flat

Buying a flat in London is notoriously pricey - with the average a staggering £399,011.

Potential home buyers will often look at what else that money could buy you outside of the city, in a smaller town or the countryside.

But what could that kind of cash buy you around the world?

Here's a look at the alternative options if you could spend just shy of £400,000 in other countries.

USA

An equivalent $485,957 would be enough to purchase a one-bed apartment in a building on Park Avenue in New York , with a concierge for the building.

Alternatively buyers could afford a one-bed apartment in downtown Los Angeles with a roof terrace and city views for the same price.

MIDDLE EAST

Buyers seeking a property with more of a family feel will see their money for far Dubai.

A total of 1,785,634 AED (Arab Emirates Dirhams) would buy a four-bedroom villa in the Jumeirah Village Triangle.

Elsewhere in the Middle East, in Qatar’s capital Doha, the cost of a London flat equates to a one-bed luxury apartment in a beachfront tower.

That would include a marina view, gym access, a shared pool and parking.

ASIA

An equivalent 52,788,557 Japanese Yen would buy you a three-bed townhouse in Tokyo, whereas China and Singapore are also good options.

Exchanging £399,011 for Hong Kong dollars would be enough for a waterside studio apartment.

The equivalent in Chinese Yuan would get you a one-bed apartment in a Shanghai high-rise block.

In Singapore dollars you could buy a one-bed apartment in a premium location with a communal pool and gardens, as well as amenities. 

And ffor 33,450,555 rupees, buyers could afford a modern, art deco-style apartment with good transport links in New Delhi, India.

SOUTH AFRICA

Buyers seeking such a three-bed property could also look to Cape Town in South Africa.

The the equivalent of £399, 011 would buy a suburban house with a private patio and garden plus private parking.

EUROPE

Chance are if you can afford to live in London you could afford to live in some of the other great capitals of Europe.

Closer to home in Paris you could buy a historic-style one-bed apartment for €436,001. 

And in Rome you could snap up a two-bed apartment with roof terrace views of the elegant, historic Prati-Clodio district.

The research was provided by estate agents Springbok Properties.

Founder and CEO Shepherd Ncube said:  “We all know London is expensive but for the same price as a flat in the capital buyers could afford all sorts of different properties worldwide.

"Most of them will leave you questioning why you live in the UK full stop, let alone London.

“Townhouses, suburban homes and luxury apartments with all different kinds of amenities are available for the same price, and – in some cases – buyers may find the added benefit of a more appealing climate."
