What we know about £100m office block planned behind Bristol Parkway

More details have been revealed about plans to build a £100million office development behind Bristol Parkway station.

Developer Ashfield Land was granted planning permission for the 18,500sqm project, named The Approach, back in 2016 by South Gloucestershire Council.

Work has been taking place to prepare the site in Hunts Ground Road, but the original planning permission is set to expire this summer, which means the developers now need to resubmit another planning application for the scheme.

According to Ashfield Land an application will be filed later this month and the firm is asking for comments on the proposals from local residents.

There are no changes to the original scheme, the developers are just asking to renew the original consent.

The area opposite the Stoke Gifford Park & Ride used to be home to the former ISG offices at Parklands.

The old buildings were cleared in spring 2017 and since then the site has been used by Network Rail to assist with the electrification of the railway lines as part of infrastructure improvements for Bristol and the South West.

No businesses are currently lined up to take over the five-storey building once it is built, but Ashfield Land says it is currently in discussion with potential tenants and confident of securing an occupier in the coming months.

The development is expected to support around 2,000 jobs and there are plans for a two-storey decked car park with 525 car parking spaces, of which 21 are for disabled use.

There would also be 250 cycle parking spaces as well as 20 shower cubicles on site.

The developers think The Approach will be particularly attractive to businesses because of its “excellent connectivity” with Bristol Parkway and the new metrobus service just a stone’s throw away.

A spokesperson from Ashfield Land said: “The Approach will stand in its own carefully landscaped and secure environment and will provide a highly sustainable, secure and flexible working environment across five floors.

“Subject to outline planning permission being granted and an agreement being reached with a suitable occupier, we’ll then come forward with a ‘reserved matters’ application.

“This will address specific details of the final scheme, including landscaping and the appearance of the building.

“If that is subsequently granted, we’ll be in a position to start construction of the scheme.”
