Agents across the region are reporting increased out-of-area interest, including Melbourne buyer enquiry, and more buyers than stock available resulting in some fast exchanges and strong sales.
A builder's own home that included a cinema with eight leather recliners was listed by Robinson Property's Tony Reville with a guide of $4 million and sold for an undisclosed sum believed to be above that mark after its first open house.
The property at 2 Nott Street featured five bedrooms, five bathrooms, a kitchen with a butler's kitchen, bar, spa and two garages.
According to Australian Property Monitors data, the median house sale price for Merewether has risen from $1.2 million for 141 sales last year to $1.3 million for the first 75 sales of 2020.

Street Property's Damon Sellis sold a three-bedroom house at 176 Lawson Street in Hamilton South for $1.275 million. It was listed with a guide of $1 million to $1.1 million and sold after one week on the market.
In Kahibah, a street record result of $1 million was achieved by First National Newcastle City's George Rafty for a four-bedroom home with a pool on a block 670 square metres in size at 50 Beath Crescent. It was listed with guide of $850,000 to $910,000 which was bumped up to $900,000 to $990,000 three days later due to interest in the early $900,000 range.
First National also sold a four-bedroom house at 11 Fernleigh Loop, Adamstown Heights for a street record $1.3 million, according to APM data.
