West Lothian set for new luxury farmhouse development next to stunning waterfall

West Lothian is set for a new luxury farmhouse development nearby to local river.

The council received a proposal on Wednesday November 17 to build the new steading-type development at Hoghill farm in East Calder, West Lothian.

Linhouse Water, and its waterfall, are located just to the north of the site, offering potential homeowners the chance to go long walks along the banks and into Linhouse Glen and Almondell Country Park.

West Lothian Council had previously granted permission for the site in 2019 but due to Covid-19 and other factors the developers have not started work and are renewing the application.

There is expected to be six farmhouses, set in a courtyard design, reflective of other steading developments.

The developers explained more about the site on the planning application.

They said: “The site comprises of a number of farm and outbuildings lying on the western settlement boundary edge of East Calder. Oakbank Road runs along the northern edge of the land. The village centre and East Calder Primary school are located within 650 metres to the north east of the site.

“Along the eastern and southern edges of the site is agricultural land which provides a break between the site and the residential properties.

"The western edge of the site is formed by dense vegetation and provides coverage from the bungalows that lie along Oakbank Road.

“The northern boundary is formed by dense vegetation/hedgerow that runs along Oakbank Road.

"The Linhouse Water is located beyond the parcel of agriculture land on the northern edge which forms part of the Almondell and Calderwood Country Park.”

West Lothian Council previously approved the application in 2019, saying: “the proposals accord with the terms of the development plan and there are no material considerations to indicate that the application should not be granted.”

West Lothian Council are expected to make a decision on the coming weeks and months.
