Wealth management giant St James's Place signs decade-long deal for new Spinningfields office

Wealth management giant St James's Place has signed a decade-long deal to open a new office in Manchester city centre.

The company will relocate to Royal London's 3 Hardman Square in Spinningfields.

St James's Place currently has two offices in the city but will now combine its workforce into approximately 12,000 sq ft of space on 3 Hardman Square's fourth floor.

Peter Alford, director of corporate real estate for St James's Place, said: "Manchester is an important location for us, and 3 Hardman Square will help facilitate the future development of our business by providing a high quality and sustainable office environment in the heart of the commercial district."

Arabella Pollock, asset manager at Royal London Asset Management, added: "3 Hardman Square has been repositioned to provide inspiring office space that encourages collaboration and connection and we are delighted to welcome St James’s Place to the portfolio."

CBRE and Colliers act as leasing agents for Royal London Asset Management on 3 Hardman Square and Knight Frank and Burges Salmon acted for St James's Place.

In February, bosses at St James's Place said it is "well positioned" for future growth as it reported record underlying cash, despite a "more challenging backdrop" in its latest financial year.

The FTSE 100 company, which is headquartered in Cirencester in Gloucestershire, said its underlying cash reached an all-time high of £410.1m in 2022.

The board said the firm had achieved its second best year for new business flows in its history, despite sharply rising inflation, macroeconomic and geopolitical uncertainty, and investment market volatility.
