UK 'most viewed' Zoopla property sells for £100,000 over guide price

The amount of people having a look at a property for sale on one of the online property portals is not always an indication of that building's popularity as someone's potential future home. But for a former farmhouse in Wales, it certainly was, with it selling for more than £100,000 over the guide price.

Crowned as the UK's second most viewed online property by website Zoopla, the renovation project became an increasingly popular lot to have a nose at in the run up to its online auction with Dawsons Property. See the full list of the top ten most viewed properties here.

The property might have looked rather rundown and in need of a refresh, but that didn't seem to put off many keen buyers, surely captivated by the location on Gower peninsula, the land that came with the auction lot and the surviving features inside this traditional Welsh farmhouse.

Callum Thomas, auction manager at Dawsons Property says: "People were naturally drawn to the property as it is situated in the quaint Gower village of Reynoldston, offering a huge amount of potential with a fantastic size garden and paddock.

"Having this much land with a property on Gower at this sort of price is usually unheard of, obviously the property requires complete refurbishment and was priced accordingly."

With easy access to some of Wales' most stunning beaches and coastline, the three-bed house is nestled within the heart of a stunning Area of Outstanding Natural Beauty, so the location was always going to be popular for coastal lovers. But the village can provide amenities and a community too, including a post office, church and the renowned King Arthur Hotel just around the corner.

And the lure of total renovating the property and the site must have tempted the enthusiastic bidders further because, as well as hiding an array of delightful period features, the home offers the potential to add value and transform it into a dream home near the coast.

The house was going under the hammer with just a little less than an acre of land, plus separate gated access onto the field beyond the front garden, offering potential equestrian use. Through a gated entrance to the site, there is currently parking for one car at the rear and most of the garden is found at the front of the property.

But this is the renovation property that keeps on giving because, according to Dawsons, the property also has a further parcel of land of just over an acre that comes with the house but is not adjacent to it.

Location and land, adding value and viewing original features - it was a winning combination for so many that the house called Park View sold for way over the guide price and expected final bid. Prior to the auction 24 people had registered to bid but the fight for the future of this fabulous farmhouse came down to five very keen bidders at the end.

Callum Thomas says: "The auction itself was electric. There was a frenzy of bids in the last 10 minutes seeing the price climb from £369,000 to the sale price of £410,500. Wow, what a fantastic result! To achieve a sale price of £410,500 when the guide price was £300,000 shows just how special this property is.

"It was a bittersweet day for the trustees and beneficiaries that sold the property as they had such fond memories of the place - we were told many stories of its hey-day.

"Everyone agreed it would be brilliant to see the property get back to that former condition. Obviously, they are pleased with the final sale price, but it is nothing on the priceless memories they have of Park View."

And with past memories intact and treasured, the keys are handed over from the former owners to the anonymous new owner who is absolutely delighted to have won the bidding war. Now the hard work starts to transform it into their Gower dream home.

Callum says: "The new purchaser is over the moon and up for the challenge, they intend to live in the property, after all of the renovation work has been completed of course!"
