Under the hammer: Eleebana home sets new street record

An auction at Eleebana set a new street record on Saturday when it sold for $2.25 million.

We spoke with selling agent Anthony Di Nardo from Belle Property about the result.

The property: A dual-level, five-bedroom, three-bathroom with a pool on a 968 square metre block in a cul-de-sac at 43 Grovelake Close, Eleebana. The house was renovated with the addition of a large extension and steel cladding on the facade, as well as high-end features throughout including a built-in hi-fi system and motorised outdoor blinds.

How many registered bidders were at the auction? There were three registered parties.

Where were the potential buyers from? It was sold to a local buyer and there were two buyers from out of the area. One was from Sydney and the other was from interstate.

What was the reserve price? $2.25 million.

Why was this property special? It's a quality street and it has bushland reserve at the back of the property. The entraining areas were also a plus - the home was built for entertaining. The entertainment area overlooking the pool had an outdoor kitchen built-in. It also offered lake views and it's very modern, it was completely renovated.

How did the auction unfold? We had those three parties involved but in particular, the person that bought it opened up the bidding really strongly and that was it. It knocked the competition out of the water with an opening bid of $2.2 million. There was no back and forth. The other party we had interested in it was looking at a bid around $2.1 million to $2.15 million but they didn't even get a look in because we went to $2.2 million and then with further movement we got to $2.25 million. That was it. It was over pretty quickly and surpassed my previous street record of $2.21 million for another home on Grovelake Close.

Was the result a surprise? No, not really given the feedback we received during the campaign. I expected it to sell around that price. I have sold 14 houses in that street before so I knew what kind of price it would go for. It was a great result.
