Uncertain future for Bristol pub as it's put up for sale at £275K

A Bristol pub is facing an uncertain future after it was put up for auction with a £275K guide price.

Auctioneers say Charlie's Bar in Knowle has the potential to be turned into housing, if planning permission can be gained for a change of use.

However, it will remain a pub as long as any prospective new owner is happy to retain its current use.

The building at 304 Wells Road was formerly home to the long-established Talbot Inn, then became Old Cathay before turning into Charlie's several years ago.

Marketing material from Hollis Morgan auctioneers states: "The property is currently owner occupied and trading as an independent public house but will be sold with vacant possession.

"The property could continue in the same manner or would suit other commercial uses such as nurseries or dentist/doctors surgery."

Other opportunities for residential development are also explored.

The brochure states: "It has scope for a large HMO [house in multiple occupation] or similar investment strategy in this sought after location.

"Equally the property has scope for conversion to flats and potential to extend further to the rear to increase the number of units.

"Given the popularity of the area a split into two larger residential dwellings could be considered."

The upstairs of the two-floor property is already a three-bedroom residential space, while the bar is downstairs.

Any change of use would require planning permission, which has not been sought.

Charlie's Bar, which trades under the name Tigerbar Ltd, is still logged as 'active' on Companies House.

The auctioneer's video shows the cosy interior with social distancing markers throughout.

Situated opposite the Broadwalk Centre, the property has two floors, a basement, attic and an enclosed back garden.

The auctioneers' brochure continues: "The property is situated on the busy Wells Road within the popular suburb of Knowle.

"Local amenities and services are all within close proximity whilst Bristol Temple Meads is less than a mile away and provides direct rail routes in and out the city."

Bristol Live has contacted the pub for more information about what a potential sale would mean for its future.

The auction will take place virtually on Wednesday, November 18, and anyone interested in attending would need to register by the Monday.
