Ulta expanding, adding jobs at Bolingbrook headquarters, property owner says

Sept. 25--Ulta has signed a 13-year lease renewal for its Bolingbrook headquarters in a deal that increases its space by 66 percent and accommodates 340 additional workers, some of whom are new hires, a commercial real estate investment firm announced Thursday.

The cosmetics retailer couldn't immediately be reached for comment Friday morning on how many of the workers would be new hires and how many would be relocations from other facilities.

The new lease, announced by property owner Equus Capital Partners, is for 206,473 square feet at Tallgrass Corporate Center.

Tallgrass amenities include a five-acre lake, nature walk, outdoor picnic patio, parking, cafeteria, fitness center and a conference center, Philadelphia-based Equus said.

The new lease includes an additional 82,000 square feet that will "accommodate their increase in staff, from approximately 760 employees to just over 1,100 employees," Equus said.

The staff increase is a combination of new hires and relocations from a nearby facility, Equus said.

According to Ulta's most recent annual shareholder report, it had three U.S. warehouses, including a 317,000-square-foot facility in Romeoville. The lease for the Romeoville warehouse expires April 30, 2017, said the document, which was filed with the Securities and Exchange Commission in April.

"We have embarked on a multi-year supply chain project beginning in 2014, which will include adding additional capacity, including two additional distribution centers expected to open in 2015 and 2016, and system improvements to support expanded omni-channel capabilities," Ulta said in its shareholder report.

"Omni-channel" typically refers to shoppers who bounce around between in-store, desktop and mobile shopping.

According to the shareholder report, the Bolingbrook headquarters lease was to expire on Aug. 31, 2018.

In 2013, Ulta added 42,000 square feet at its current headquarters. That additional office space had a lease set to expire Sept. 30, 2016, with an option to extend to Aug. 31, 2018.
