Two new YEIDA plot schemes launching near Noida airport: Price, eligibility and application date here

Yamuna Expressway Industrial Development Authority is set to launch two new residential plot schemes near Noida International Airport this Navratri in October, according to a Times of India report, as demand for land in the Jewar corridor continues to surge following the airport's launch earlier this year.

Both schemes will come up in Sector 5-A, located close to the airport, and will cover two separate buyer categories.

What plot sizes is YEIDA offering?

One scheme is aimed at the low-income group and will offer plots of 40 square metres. The second scheme is open to the general public, with plot sizes ranging between 162 and 300 square metres.

The current allotment rate for residential plots in the Yamuna Authority area stands at Rs 36,260 per square metre, though the authority has said final pricing details for both schemes will be announced shortly.

Who is eligible to apply for the YEIDA plot scheme?

YEIDA has built an exclusion clause into both schemes to ensure wider access. Anyone who has already received a residential plot under an earlier scheme run by Noida Authority, Greater Noida Authority, or YEIDA itself will not be eligible to apply.

Shailendra Bhatia, additional CEO of YEIDA, was quoted in the TOI report saying the authority is currently working out the finer details, including the exact number of plots, which will be announced closer to the launch.

Why is demand for YEIDA plots near Jewar airport so high?

The spike in interest follows the commercialisation of Noida International Airport, also known as Jewar Airport, which began flight operations on 15 June this year. The cargo terminal opened two days later.

The June plot allotment that preceded this announcement drew over 1.1 lakh valid applications for just 973 plots, a ratio that reflects how sharply appetite for land in the corridor has grown. That scheme had been announced in April and the lucky draw for allotment was held in June.

Improved air connectivity, expanding logistics infrastructure, and the expectation of large-scale industrial and commercial development in the region have made the Yamuna Expressway corridor an increasingly active market for both homebuyers and investors.

When will the YEIDA Navratri plot scheme open for applications?

YEIDA has confirmed the schemes are targeted for Navratri in October but has not yet released a specific application date, plot count, or final pricing. Those details are expected to be announced shortly, the authority said.
