Two-bedroom garden flat for sale in London for £400k - but it's missing part of the roof

When looking for a place to live, there are a few must-have features that we usually just assume all places come with... you know, like walls, windows and a front door.

But one property currently on the market in north London is missing one crucial thing - part of the roof.

A former office space in Tufnell Park is up for sale with Auction House London for £400,000 and it comes with planning permission to transform it into a two-bedroom flat.

Though you'll need to be prepared to do a fair bit of work on the place, which is described as being in "shell condition".

Advertised on RightMove, the listing reads: "A vacant ground floor former office space in shell condition. Offered with planning permission for conversion to provide a two-bedroom garden flat.

"The property comprises a derelict office unit forming part of a terrace that has already been developed into three townhouses. The property has planning permission for conversion into a two-bedroom flat which has already been implemented."

It adds: "The property is well situated on a popular road close to local shops and amenities. The open spaces of Tufnell Park Playing Fields are a few meters away. Transport links are provided by Tufnell Park underground station (Northern line) which is just a short walk away.

"The property benefits from a private rear garden."

Photos of the space shared online show that it's currently in a bit of a mess, with the rooms filled with iron sheets, weeds, rubbish, debris, old furniture and bits of scaffolding.

But the sellers stress that the building has potential and have included a look at similar developments next door, which have been turned into townhouses.

On the market right now, other two-bedroom apartments in the area are selling from anything between £500,000 and £1,000,000.

The flat is to be sold by public auction on May 6, at 12pm.
