Traffic fears as decision expected this week on 148-home development in Arnold

Fears have been raised about the prospect of an increase in traffic triggered by a new 148-home estate in Arnold which could be approved by planners later this week.

Developers want to build on agricultural land off Mansfield Road, north of Georgia Drive and west of Felton Way.

A decision to grant outline planning permission is expected to by made by Gedling Borough Council planners on Wednesday, August 7.

The proposals have been recommended to be approved subject to a section 106 agreement being finalised, typically where the developer pays money towards improvements to local infrastructure.

This would allow further plans to be submitted to council chiefs for consideration in the form of a reserved matters application.

However, residents living near the proposed building site raised concerns about the possible increase in the amount of traffic.

Paul Krause, 65, who has lived on Kenneth Road for 35 years, said the new homes could "spoil the view” and make it “very difficult to get onto Mansfield Road and Calverton Road”.

“The traffic there is bad enough already,” he added.

Retired Patrick McConnell, 69, of Georgia Drive, said: "There’s no access point right now that goes onto the field from Mansfield Road.

“The traffic is going to get worse – especially during term-time when the kids are at school.”

Retired Graham Widdowson, 70, also of Georgia Drive, feared the prospect of "big lorries" driving past.

But he added: "At the end of the day, it’s land that can be built on after all. We appreciate that people need somewhere to live.”

The plans have been submitted by Langridge Homes.

David Fletcher, a company director, praised the site location, and added: "You've got Arnold town centre nearby.

"You've got good access out to Mansfield, Ravenshead and even going out towards Bilsthorpe."

He said the area still retained a "countryside feel".

A Gedling Borough Council spokesman said: "The council has received an application for outline planning permission for up to 148 properties at land between Mansfield Road and Calverton Road, Arnold.

"The application is due before the council’s planning committee on August 7 where a decision will be made.

"The officer’s recommendation is to approve the application."

Planners are also expected to discuss an application for a 360-home development on the edge of Calverton at Wednesday's meeting.
