Trading up: south London. The prices on the luxurious four- and five-bed houses in St Anne’s Mews may make you wince, ranging as they do from £1.7m to £2.25m, but you can always recoup some of that outlay by renting your home out to tennis players and their teams over Wimbledon fortnight. The development is well positioned near Wimbledon common and within easy walking distance of the chee-chee shops of the village, a favourite hangout for the likes of Maria Sharapova. All the homes boast underfloor heating throughout, contemporary kitchens with stone worktops, and off-street parking or garaging.

Trading up: Norfolk. Some of the contemporary decoration in Oak Villa in Tatterford might jar a bit, particularly given the classic Victorian exterior. But this can always be changed, and you are getting a lot of house for £795,000. It has space in bucketloads, offering seven generous bedrooms and three receptions over three floors, set in 1.5 acres. Tatterford is a village close to Fakenham, voted seventh best place to live in Britain by Country magazine.

Trading up: Staffordshire. The conversion of this 18th-century corn mill in Sheen, near Buxton, has produced a substantial family home retaining many of the mill’s original features. This terraced house needs a hefty amount of work doing to it, and is up for auction on 8 February – so you need to get your skates on if you want it to have a highly advisable survey beforehand. But who could resist an untampered with two-bedder with stone frontage and bathroom that still has the original fireplace? Offers in the region of £80,000 will be considered.

Trading down: Cumbria. It’s a surprise the estate agent hasn’t mentioned ‘good communications’ in the advert for this detached brick building near Dalston. On the market with a guide price of £45,000, this is a former telephone relay station. Don’t get hung up on the decor – there is planning permission for conversion into an eco holiday home – but holidaymakers wishing to exchange their normal life for something a bit more peaceful will be allowed to spend just 21 nights a year in it. The agent says there has been ‘a peppering of interest mainly for those looking for a bolt hole close to the northern Lake District’. You will have to engage a builder – currently there are no facilities in the building – but an electricity supply is close by.
