Trading down: Bristol. This £169,950 one-bed flat is a stroll to the bijou charms of Clifton village and a mile from the university. Its elegant good looks have earned it a Grade II-listing, although you might wish to glamourise the tidy but dated interior. The capaciousness of the reception room compensates for the 5ft-wide kitchen.

Bargain of the week: Hampshire. A three-bed berth in this part of the world would usually cost more than £175,000, but this maisonette in Frogmore on the edge of Fareham allows you to spread out for £125,000 so the owners can achieve a quick sale. Admittedly, this is not the quaintest corner of the county – you’re amid a spread of modern housing estates – but it’s leafy and close to open countryside. The maisonette itself is amply proportioned and smartly presented, and should fetch around £700 a month in rental income.
