Trading up, trading down

Savills
Trading up: Gloucestershire. The six-bed Saddlewood Manor, near Tetbury, is a party pad perfect for the Glossie posse. The wine cellar, inspected by Berry Bros in 2005, holds 1,000 bottles, while an adjacent stone barn is described as a 'large party barn/club room'. Elsewhere in the 172 acres are paddocks, farmland, an orchard and ornamental and formal gardens. Inside are all the features you would expect from a 17th century property – carved stone fireplaces and exposed beams – but it has also been renovated extensively to include a luxurious kitchen and indoor swimming pool. Cost: £5.25m.

Trading up: West Yorkshire. Northgate Farm in Honley was built in 1754, according to the date stone above the front door, and has many original features including stone mullions, fireplaces and exposed timbers that take you back in time. All the rooms are big – even the fifth and smallest bedroom is nearly 12 feet by 12 feet – but everyone will be fighting over the master suite comprising a bedroom, a dressing room, an en suite bathroom and a lounge. It’s on the market for £375,000.

Trading down: Gloucestershire. Albert Warehouse is right in the centre of Gloucester docks, close to fashionable restaurants and boasting views over the Victoria basin and main marina. The grade II-listed warehouse was converted in 2001 to take full advantage of the exposed brickwork, beams and floor-to-ceiling steel pillars, and has stylish open-plan living areas to maximise space. This ground floor, one-bed flat has a 182 year lease and costs £134,950, while the management charges are about £1,700 a year.

Trading down: West Yorkshire. You can become part of the backdrop to Last of the Summer Wine if you downsize to this pad in Holmfirth. You can just imagine Cleggy living in this small but perfectly formed two-bed cottage, which is on the market for £89,950. The living area is about 15 feet by 15 feet with an open-plan kitchen area attached. A stable door leads out to a walled yard. Both bedrooms have splendid views across the rolling countryside.

Lamu Island Property
Dream home: Kenya. The Allen Estate has to be one of the most remote and exotic properties for sale on Manda Island. Its main accommodation consists of three dramatic treehouses with makuti-thatched ‘cathedral’ ceilings and hardwood decked floors. Two of the treehouses provide a spacious bedroom suite, while the third is a central living, dining and lounging area. There are three further bedrooms on the ground floor. This €850,000 property was once owned by the late Bunny Allen, one of Kenya’s legendary safari figures and lover of Grace Kelly and Ava Gardner.
