Trading down: London. The open-plan living room/kitchen opens on to a private lawned garden with views over a golf course, and there is more rolling greenery a few minutes walk away in Peckham Rye Park. This tasteful two-bed flat is a handy springboard for central London – local mainline stations will get you to the city in 12 minutes –but the £229,950 price tag reflects the fact that trains are a bus ride away.

Bargain of the week: North Yorkshire. Stamp duty has been paid and the price has shrunk from £420,000 to £375,000, so this three-bed cottage in Newsham is officially good value.
