Towns where homes sell fastest - and where it takes MONTHS for offers to come in

Scotland has Britain's fastest-moving property market, with homes in Edinburgh and Falkirk taking just under four weeks to sell on average, analysis has found.

Homes for sale in Edinburgh and Falkirk take an average of just 27 days to go under offer - less than half the British average of 56 days, Zoopla said.

Homes across Scotland take 42 days to sell on average. Looking at Britain's nations and regions, the West Midlands has the next fastest selling times, at 46 days.

Zoopla, which analysed home sales in the 50 biggest towns and cities, said Glasgow has the third fastest-moving property market with homes going under offer in an average of 31 days.

Annabel Dixon, spokesperson for Zoopla comments: "Despite widespread reports of a subdued housing market, Brits may be surprised that it takes less than two months for the average British property to go under offer from the date it was first listed for sale.

"The key is to get your pricing correct, meaning the best way to sell your home quickly is to ask for its true value given the current market. Overpriced homes won’t shift and may have to be discounted and on the flip side nobody wants to sell for less than their property is worth."

  • Edinburgh - 27 days to get an offer - £298,575 average price
  • Glasgow - 31 days to get an offer - £186,705 average price
  • Stirling - 32 days to get an offer - £222,736 average price
  • Cardiff - 37 days to get an offer - £255,528 average price
  • Coventry - 37 days to get an offer - £215,909 average price
  • Newport (South Wales) - 40 days to get an offer - £187,842 average price
  • Nottingham - 41 days to get an offer - £207,456 average price
  • Birmingham - 41 days to get an offer - £207,474 average price
  • Mansfield - 42 days to get an offer - £156,763 average price

At the other end of the spectrum, homes in Blackpool take the longest to go under offer at 71 days on average.

But while the fastest-selling homes are clustered in Scotland, the longest to sell would struggle to be more different - with London second on the list behind Blackpool at 70 days.

Giving tips for a smooth sale, Dixon said: "The key is to get your pricing correct, meaning the best way to sell your home quickly is to ask for its true value given the current market.
