A little-known suburb on the outskirts of Leeds city centre has been included on a list of the coolest neighbourhoods in the UK.
Renowned travel magazine Condé Nast Traveller has complied a group of up-and-coming areas in cities across the north of England and the Midlands, with Leeds making the cut.
Anocats in Manchester is on the list and so are Aigburth in Liverpool and Sharrow Vale in Sheffield. The travel experts also highlighted Mabgate in Leeds though, and praised it as a community which is becoming "defined by its try-anything attitude" and "interesting mix of people".
The small area, which is in the Burmantofts and Richmond Hill ward, is crammed in alongside the A64(M), but easily within striking distance of the city centre and also handily located next to the planned multi-million pound redevelopment of Quarry Hill.
A recent development plan was launched by the council to ensure that Mabgate wasn't lost as a community in the ever-expanding sprawl of the city centre.
There have been strategies put in place to retain the historic nature of Mabgate's woollen industry, while also giving it an freash lease of life.
The Condé Nast article pays particular regard to Patrick Studios and the recently redeveloped Mabgate Mills, which is home to two music studios, a coffee roasters and a bike repair shop.
Three gastropubs and restaurants in the area - The Brunswick, The Reliance and The Swine That Dines - are well-known as some of the best places to eat in Leeds, with foodie fans flocking here for quirky meals cooked up in laid-back surroudings.
There is no hiding the fact that it is a little rough around the edges, with several old factories and buildings still laying empty, but it is quickly emerging as pocket of Leeds which is "still real, rather than merely on the way up".
