This well-known Hamilton house has been listed for sale

Interest is expected to prove strong for a home that has been long admired by many Novocastrians.

First National Newcastle City's Roger Ingham, in conjunction with API Property Specialist Agents, is marketing Hamilton's 113 Everton Street with an auction guide of $2.95 million.

The grand home has become well-known in recent time for its stunning Christmas lights decorations.

It has five bedrooms and five bathrooms, formal and informal lounge and dining spaces, grand proportions and a large entertaining pavilion overlooking an in-ground swimming pool. It is set on a large corner block 1076 square metres in size with frontage also to Steel Street.

The home retains many original features including fireplaces, decorative ceilings and leadlight glass.

"It's a spectacular home," Mr Ingham said. "It's a home which encompasses a big landholding for Hamilton, on a triple block, and it is well known. It's still got it's nice period features but does blend that in with some modern lifestyle conveniences.

"Enquiry in the first day on the market was very healthy and I'd expect I'm going to have a lot of interest."

The property is being marketed as "one of Newcastle's finest homes". It is open for the first time on Saturday from 10.30am until 11.30am and is set for auction on July 31.

Tightly held

Street Property's Damon Sellis was also expecting good interest for another admired property in Hamilton that is on the market for the first time in nearly 50 years.

He has listed a four-bedroom, four-bathroom home at 51 Samdon Street with a guide of $1.8 million to $1.9 million. It has an inground-swimming pool and access from Everton Street to a tandem garage.

"We've had some good interest from the first weekend," Mr Sellis said. "It's a tightly held and sought-after location and quite a prominent home for the Hamilton area."

Known as Catharina, it stands proudly on a 541 square metre block within close proximity to Newcastle Racecourse.

It is set for auction on August 31 and open for inspection Saturday at 12.30pm.

Auction Action

Movable's Patrick Collins reported interest had been strong for a large Adamstown Heights home he will take to action on Saturday.

Mr Collins has marketed the five-bedroom, three-bathroom Hudson home with a pool at 125 Lexington Parade with a guide of $950,000. It is on the market for the first since being built around 50 years ago and goes under the hammer on site at 10am.
