New Lambton is believed to have a new record suburb sale price as the Newcastle property market continues to show strong growth.

The Newcastle Herald reported this month that Newcastle median house prices were flying towards $800,000, only three months after crashing through the $700,000 barrier.

House price data from CoreLogic showed the median value of a freestanding house in Newcastle and Lake Macquarie was $781,000 at August 31, up 2.2 per cent on the previous month.

The median price had jumped seven per cent in the past three months, a staggering 28.3 per cent in a year and $145,000 since January.

The sale of one of Newcastle's finest properties this month is believed to have raised the ceiling for New Lambton.

The grand circa 1940s residence on a sprawling 2648 square metre property at 26 Curzon Road was on the market for the first time in 33 years.

It was marketed by PRD Newcastle and Lake Macquarie's Mark Kentwell, Chasse Ede and Natalie Tonks and is believed to have attracted local interest.

A sale price was not disclosed but the Herald understands it was marketed with a guide of $4 million to $4.4 million and sold within the range.

The spacious, two-storey residence had five bedrooms, including a whole floor parents' retreat with a kitchenette, his and hers walk-in robes, an executive home office and private balcony.

It featured a tennis court, pool, spa, beautiful landscaped grounds and second access off Ridge Lane.

The previous highest sale for a home in New Lambton, according to CoreLogic data, was $3.86 million for 5 Ridge Lane in December of 2019.

A guide had not yet been set for a single-level house at 42 Milburn Circuit in Boolaroo that was sold by Belle Property Newcastle's Josh Logan-Pye for $1.025 million. Expectations were believed to be in the mid-$900,000s.

The property was on the market for 10 days and sold prior to auction. The home had four bedrooms and two bathrooms and was built on a 499 square metre block of land. CoreLogic data shows the result to be the first over $1 million for a house sale in Boolaroo.

Belle Property Lake Macquarie's Anthony Di Nardo has sold a five-bedroom home at 26 Farm Street, Speers Point prior to auction for $1.95 million.

The property sold 12 months ago for $1.225 million. It had undergone a significant renovation in that time.

They negotiated the off-market $1.1001 million result for 23 Paperbark Court and $991,500 for 11 Plover Street.
