
The $1.32 million sale of a Wickham property is indicative of a market Joel Soldado, of Harcourts Newcastle, described as "probably as hot as I've ever seen it, in terms of prices".
According to CoreLogic data, the result was the second-highest for a house in the fringe-city suburb which he said was proving increasingly popular due to its easy access to the city and harbour foreshore.
The three-bedroom, two-bathroom weatherboard and tile house was on a block of 307 square metres opposite Wickham Park. It was marketed with a guide of $1.1 million to $1.2 million and secured prior to auction with interest coming from "all parts".
"It's a big price," Mr Soldado said. "The prices we're seeing at the moment are huge. That's because there's such an undersupply and the demand is so high that it's pushing prices up."

Sight unseen sales
FaceTime inspections are becoming the norm with plenty of agents still reporting out-of-town purchases occurring without buyers physically looking at the homes while NSW continues to be in lockdown.
That was the case for a five-bedroom house at 55 Scenic Drive, Merewether secured for $2.125 million by an out-of-area buyer. It was listed by PRD Inner City's Jesse Wilton with a guide of $1.85 million and sold before auction.

Quick movers
A stylish three-bedroom, two-bathroom townhouse in Merewether built three years ago and in a boutique complex has been snapped up with three owner-occupiers reportedly showing interest.
Robinson Property's Lyndall Allan listed the property at 3/4 Ulick Street with a price guide of $840,000. It was secured within its first week on the market for $900,000.
Ms Allan said competition for the townhouse was due to the fact that finding "any quality product under $1 million in Merewether at the moment is unheard of".
Belle Property Lake Macquarie have also produced some fast exchanges.
A guide had not yet been set for a three-bedroom home on a 532 square metre block of land at 24 Hillcrest Parade in Highfields. It featured a swimming pool and backed on to bushland and sold in seven days for an undisclosed sum that is rumoured to be $1.05 million.
Double the money
Also secured in seven days was a block of land at 17 Pacific Drive in Swansea Heads.
Belle Property's Neil Fry sold the 809 square metre parcel of land off-market for $2 million. It was positioned opposite oceanfront reserve with a water outlook and was bought for more than twice the amount that was last paid for it.
Mr Fry sold the land in August 2017 for $925,000 to buyers from the Central Coast. The new owners are relocating from Sydney.

In the $1 million club
Expectations were believed to be in the mid-$900,000s for a five-bedroom, two-storey brick house at 5 Morley Court in Cameron Park that has been sold by Belle Property Lake Macquarie for $1.051009 million.
It was sold in 14 days on the market after seven offers were made. The home had a pool and was on a 680 square metre block.

According to CoreLogic data, it is the third home in Cameron Park to be bought for over $1 million with previous $1.15 million and $1.141 million sales.
A four-bedroom house on 4.86 hectares of land at 36 Beluga Drive was bought for $1.15 million in October 2018. A four-bedroom home on a 1329 square metre block at 100 Northlakes Drive was sold for $1.141 million in September last year.
Listings over $1 million
A three-bedroom executive townhouse at 3/4 McCormack Street, The Hill is being marketed by Robinson Property for $1.05 million to $1.1 million.
PRD Newcastle and Lake Macquarie have a renovated three-bedroom, double brick residence at 47 Chatham Street in Hamilton set for auction today with a guide of $1.1 million to $1.2 million.
A four-bedroom, four-bathroom residence on a 1295 square metre elevated block at 18 Wollundry Close in Eleebana is being marketed by Century 21 Carkeet Johns Smith with a guide of $1.499 million.
Listings $500,000 to $1 million
McGrath New Lambton have listed a three-bedroom home at 28 Penman Street in New Lambton with a guide of $800,000 to $880,000.
Movable are expecting a two-bedroom penthouse in Charlestown's Alto apartments at 904/316 Charlestown Road to prove popular with a guide of $620,000 to $660,000.
A one-bedroom beachfront apartment in Arena at 203/75 Shortland Esplanade, Newcastle has been listed by Robinson Property for $720,000 to $760,000.
Belle Property Lake Macquarie are guiding $700,000 to $770,000 for a four-bedroom house with a pool at 40 Aries Way in Elermore Vale.
A guide is yet to be set but expectations are believed to be in the mid-$600,000s for a three-bedroom home at 27 Maud Street in Mayfield West that is also on the market through Belle Property.
Listings under $500,000
Walkom Real Estate are selling a two-bedroom townhouse in a complex of four at 5/28 Marsden Street, Shortland for $450,000 to $475,000.
