This is the most expensive house in Didsbury - and the biggest new build on the market in Greater Manchester

A new build house currently under construction in Didsbury is going to be the most expensive in the area.

Braeburn House will also be the largest new-build in Greater Manchester at a whopping 5,000 square feet.

The home on Didsbury Park will come with its own cinema room and gym, plus six double en suite bedrooms and parking space for five cars.

It also boasts an open plan kitchen and lounge, with a sunken garden terrace and a wine cellar.

But all that comes at a price - an eye-watering £2.45m.

It sets it far above the average house price in the area, which sits at £348,817 over the last year.

Though the property is just across the road from where hit Netflix series The Stranger was filmed, it's worlds apart in terms of its architecture - sleek and modern rather than a traditional Victorian style.

The house has been designed with a 'fabric-first' approach, ensuring it's as sustainable and eco-friendly as possible.

Its green credentials include an MVHR system, which essentially takes warm air from rooms like the kitchen and bathrooms, and recirculates it around the home to keep it at a perfect, constant temperature.

The owners have also built it with its future occupants' health in mind - even the water taps in the house provide filtered water, or boiling water at a touch.

The very air is filtered to minimise any allergens in the air. It's literally an anti-allery house.

There are plenty of bathrooms in the house - an en suite for every bedroom - but there's also the added bonus of a bespoke 'doggy shower' designed with pampered pets in mind.

Braeburn House aims to be completely carbon neutral, paving the way for the rest of Greater Manchester as it hopes to achieve zero-carbon status by 2038.

The house has been the subject of a case study by the UK Green Building Council, which said: "The vision is to deliver highly rated sustainability homes for the high-end market, under the moniker of 'sustainable luxury'."

Located on one of the region's most exclusive streets, Braeburn House is close to Didsbury village and a stone's throw from Fletcher Moss.

The whole thing is due to be completed next year.

The property is being marketed by Savills and Philip James Kennedy - you can see more and make an enquiry at savills.com/com
