This iconic Mexican restaurant in Edinburgh is up for sale after 35 years - could you be its next owner?

If you like Mexican food and have a spare 1.25 million up your sleeve, then you'll probably want to bookmark this article.

Viva Mexico on Cockburn Street has been delighting fans of authentic South American food since it first opened 35 years ago, but its owners Julio and Judith Gonzalez have decided it's finally time to enjoy a well-deserved retirement, and have put the business up for sale.

The tex-mex eatery has a solid four star rating on TripAdvisor, and serves up tasty dishes like their baja fish burrito (a flour tortilla wrapped around crispy breaded fish with cabbage slaw), spicy chimichangas, and steak marinated in lime and garlic.

It benefits from great foot traffic, as Cockburn Street is a popular route linking the Royal Mile to the New Town, and tourists always need a place to stop for a bite to eat as they navigate the steep city streets.

The current owners, Julio and Judith Gonzalez, commented, ”After 35 happy and rewarding years running our restaurant we have decided it is time to retire. It has been a joy (and a challenge) and we will never forget all the people-family, staff, customers and friends who have been with us on the journey and will always be grateful for all the love and support that we have received over the years.”

Stuart Drysdale, Director at Christie & Co’s Edinburgh Office (who is handling the sale) told Edinburgh Live:

"Viva Mexico presents a rare opportunity to secure property on Cockburn Street, a very short distance from the Royal Mile in Central Edinburgh.  The existing theme could of course be retained however, there is scope to change the style and theme of the restaurant."

Viva Mexico is on the market through Christie & Co at offers around £1,250,000 for the freehold which includes the ground floor and part of the lower ground floor. Part of the lower ground floor is held on a leasehold basis with a passing rental of £11,000 and 8 years remaining on a lease with Edinburgh City Council.
