This Harry Potter-themed one bed flat is the most expensive property in Edinburgh - for its size

A Harry Potter themed one bedroom flat near Edinburgh Castle has just gone on the market, for a pretty whopping price tag of £257,500.

This means that for its size, it's one of the most expensive properties in Scotland, each square metre of the property will set you back £9,903.

To put it into context, £250,000 will get you this four-bedroom detached house in Tranent , and for £260,000 you could buy this five bedroom detached property in West Lothian.

The price makes it £4,900 more expensive per square metre than the average price in London.

Sturrock Armstrong and Thomson claim it's the most expensive property per square metre in Edinburgh and among the highest in Scotland for its size - it's just slightly bigger than a hotel suite at a nice hotel.

The first floor Victorian flat is on the market for a fixed price of £257,500 and has been carefully renovated to appeal to tourists renting over the fringe and holiday season.

The small but elegant property comes with "quality furnishings and luxurious velvet curtains, light fittings, kitchen appliances" with a partially broken Platform 9 and three quarters sign on the wall to reflect on Edinburgh's literary culture - a nod to Harry Potter.

The living room and kitchen leads to a "characterful bedroom" with a "romantic double bed" hidden inside of a wall with luxury curtains and hand crafted butterflies on the side of the bed's wall adding charm to the room.

On the other side is a wet room with a rainfall-simulating shower, a glazed screen and a fitted wash hand basin with fitted storage cupboards underneath.
