These are the Edinburgh houses that have been on the market for years

There is high demand for hot Edinburgh properties but some houses are taking their sweet time to find a buyer.

The average Scottish property sells within 61 days of going on the market according to data from property portal Rightmove, but these houses have been waiting for years.

There are lots of reasons why certain properties may struggle to find a buyer, it could be the state of the economy, the location or an eye-watering price tag.

Or perhaps these homes are simply hidden gems that haven’t had the right publicity.

We trawled online property listings to find the Edinburgh houses which have been up for sale the longest.

All of these properties have been on the market for a number of years waiting for the right buyer to come along and snap them up.

All information is based on information published on the Rightmove and Zoopla websites and is correct as of March 3, 2020.

Three-bedroom cottage in Davidsons Mains

Where: Main Street, Davidsons Mains, EH4

This large semi-detached cottage has been up for sale since June 2016, and is still looking for a buyer.

On the market for offers over £350,000 the property in the desirable area of north west of Edinburgh has three double bedrooms, garden and its own private garage.

With a price that seems to be on a par with other houses in the area it’s hard to tell why this house has been waiting for a buyer for over three and a half years.

Two-bedroom flat in Murrayfield

This two-bedroom home has been on the market nearly four years (Mov8 Real Estate)

Where: Abinger Gardens, Murrayfield, EH12

This ground floor villa is just across the Water of Leith from Murrayfield Stadium, perfect for a rugby fan.

The property boasts two bedrooms, one on the ground floor and one on the first-floor, with a price tag of offers over £460,000. It has been on the market for three years and eight months.

Its leafy location on a quiet residential street and the addition of a mature wooded shared garden mean it would suit someone with a bit of dosh looking for a retreat the bustle of city life.

Two-bedroom semi-detached house in Gracemount

This tidy semi in Gracemount has been struggling to find a buyer since it was first listed in November 2016.

Originally on the market for offers over £175,000 the listing on property website Zoopla shows five grand got knocked off the asking price in February 2017 but the house remains unsold.

The family home has two double bedrooms and a study along with a garden big enough for the kids to have a kickabout, its also right next to a primary school and lots of green spaces.

Four bedroom detached bungalow in Craigentinny

This house was described as a possible investment but its has failed to shift (mcewan fraser legal)

This family home just up the road from Portobello Beach has been looking for a home for 29 months, or almost two and a half years.

Its hard to guess why it hasn’t sold in that time, the price of £399,995 was knocked down in late 2018 from the hefty £425,000 it was originally listed for.

Four bedroom detached house in Gilmerton

This detached house is in quiet Gilmerton in south Edinburgh (Deans Properties)

Where: Candlemaker’s Park, Gilmerton, EH17

First listed way back in December 2017 this property has seen the price fluctuate several times according to Zoopla, but it remains unsold.

The detached four-bed has patio doors onto a large garden, an en-suite master bedroom and off-street parking but that hasn’t convinced a buyer to snap it up in the two-years-plus this house has been for sale.

First listed for £285,000 in 2017 it went up as high as £300,000 before coming down to £274,999 in October 2018.

Two bed flat in Canonmills

These new-build luxury flats are in a converted office building (AMA Homes)

Where: Logie Green Road, EH7

This flat in a new-build residential block near the Water of Leith has been up for grabs since April 2018. Three other flats in the Canon Quarters converted office block development are also up for grabs - it has 29 flats in total.

The estate agents listed the flat, which boasts ‘fabulous entertainment spaces, magnificent features and fittings and spacious yet intimate bedrooms’ for a hefty £455,000 in 2018 before the price jumped by £27,000 to £482,000 in August 2018 before finally coming down to its current price of £430,000 in November 2019.

Could it be the converted office aspect that’s putting buyers off? Otherwise the property is in a trendy area close to town and would seem like a good option.
