The average price of a home in Wales right now is up 12.5% in the last year, according to the latest Wales House Price Index from Principality Building Society.
Property prices in Wales rose to a new average peak price of £215,810 in the second quarter of the year (April-June), with the strongest rate of growth reported over the past year.
Nine local authorities reported annual price increases of more than 15%, with Blaenau Gwent (19.6%), Bridgend (19.4%), Carmarthenshire (19.9%) and Conwy (19.7%) all reporting an annual rise of almost 20%.

Many of these local authorities also reported strong quarterly gains, particularly Bridgend (11%) and Merthyr Tydfil (15%).
A small majority of local authorities (12 of the 22) reported minor quarterly decreases, which may be a further sign that a gentler period of price inflation lies ahead.
Three major Welsh towns and cities - Newport, Swansea and Wrexham - along with Powys, all reported quarterly prices around 5% lower.

Blaenau Gwent

Blaenau Gwent has experienced the third highest annual increase in prices, with prices in the area growing by 19.6% in the past year.

Bridgend

Bridgend has also seen a large annual increase in house prices, standing in fourth place behind Blaenau Gwent at 19.4%.
On average, detached houses are worth around £317,568 currently, while terraced houses are around £143,733. The average price for a flat in Bridgend is £159,297
Caerphilly
Average house price: £168,747

In Caerphilly, the annual increase in house prices hasn't been as steep as in neighbouring Blaenau Gwent, at 9%.
On average, detached houses are worth around £287,832 currently, while terraced houses are around £130,057. The average price for a flat is £89,716.
Cardiff

The capital city has also seen a sizable increase in annual house prices, at 13.4%. However, in the most recent quarter (April - June) house prices actually dropped by 0.5% across the city.
Detached houses are worth around £469,019 on average, while terraced houses are around £241,570. The average price for a flat is £167,089.
Carmarthenshire
Average house price: £190,176

Carmarthenshire saw the biggest increase in house prices in all of Wales in the past year, at 19.9%.

Ceredigion

Ceredigion's annual increase in house prices was around 12.7% in the past year, although prices have decreased again in the last quarter.

Conwy

Conwy saw the second biggest growth in house prices of any Welsh area, at 19.7%.
