The latest average house price in each Greater Manchester borough - and what properties you can buy

House prices have been on the rise in Greater Manchester for quite some time now, which is good news for sellers but not-so-great news for first time buyers who are looking to get a foot on the property ladder.

Across each of the region's 10 boroughs, the cost of a home fluctuates and differs from one month to the next. Keeping up with the average house price in each area can help house hunters figure out the most affordable place to live, as well as aiding those looking to sell up.

Using data from the HM Land Registry, we have looked at the average cost of a home in each Greater Manchester borough as well as what sort of property that price can buy you on today's market.

Bolton

What you can buy in Bolton for the average house price (Rightmove / Whittakers Estate Agents)

The current average cost of a property in Bolton is £195,565. Over the last year sold prices were similar to the previous year but are up 18 per cent on the 2019 peak of £165,079.

The majority of sales in the borough over the last year are terraced properties, selling for an average price of £140,378. Semi-detached properties sold for an average of £196,730, with detached properties fetching £371,505.

For the average house price of £195,500, househunters in Bolton can buy a three-bed semi detached home like this one that is currently up for sale in Tonge Fold.

Bury

What you can buy for the average house price in Bury (Rightmove / Entwistle Green)

Properties in Bury have an overall average price of £215,940 with the majority of sales being terraced properties. Semi-detached properties are selling on average for £226,291, with detached properties around £363,712.

House prices in Bury have gone up by 20 per cent since the 2019 peak of £180,009. At the moment, the average price of £215,000 can buy you a two-bed semi detached house like this one that is on the market.

Manchester

What you can buy in Manchester for the average house price (Rightmove / Ian Macklin)

Househunters looking to buy in the Manchester borough can expect an average house price of £283,131, which is one of the higher areas of the region.

The majority of sales in Manchester are semi-detached properties, selling for an average price of £304,208. Terraced properties sell for an average of £226,155, with flats fetching £210,174.

Sold prices in Manchester over the last year were similar to the previous year and 22 per cent up on the 2019 height of £231,863. For the average house price of £284,000, you can buy a three-bed semi-detached house such as this one for sale in Baguley.

Oldham

Oldham has an average house price of £185,350 (Rightmove / Ryder & Dutton)

Properties in Oldham have an average house price of £185,350, with the majority of sales being terraced properties selling for an average price of £144,753. Semi-detached properties sell for an average of £206,494, with detached properties fetching £324,447.

Overall, sold prices in Oldham over the last year were up 24 per cent on the 2019 peak of £149,887. House hunters in Oldham can buy a three-bed end-terrace house like this one in Royton which is on the market for £185,000.

Rochdale

Rochdale has an average house price of £187,050 (Rightmove / Express Estate Agency)

Houses in Rochdale have an average price of £187,050, which is three per cent down on the previous year but 17 per cent up on the 2019 peak of £159,579.

The majority of sales around Rochdale are terraced properties, selling for an average price of £137,782, with semi-detached properties selling for an average of £190,668 and detached properties going for around £330,457.

For around the average house price, you can buy a two-bed cottage like this in Rochdale which is up for sale for £185,000.

Salford

The average house price in Salford is £256,603 (Rightmove / Cardwells Sales)

Properties in Salford sell on average for around £256,603, which has gone up by 2 per cent in the last year.

The majority of sales in the borough are semi-detached home, selling for an average price of £287,671. Flats sell for an average of £207,861, with terraced properties fetching £221,441.

House prices are up by 21 per cent since the high of £211,620 in 2019. At the moment you can buy a three-bed semi-detached house in Swinton for the same price as the average house price.

Stockport

As one of the more expensive boroughs, Stockport has an overall average price of £306,571.

Semi-detached properties are the most popular house type in the area, selling for an average price of £320,503. Terraced properties sell for an average of £230,460 and detached properties are bought for around £542,392.

Overall, sold prices in Stockport are 1 per cent down on the previous year and 16% up on the 2019 peak of £263,633.

For around the same price as the average house price, househunters can buy a four-bed townhouse like this one that is currently up for sale.

Tameside

The average cost of a home in Tameside is £196,508 (Rightmove / Your Move)

Properties in Tameside have an overall average price of £196,508, which is 3 per cent up on the previous year and 21 per cent higher than the 2019 peak of £162,218.

The majority of sales in Tameside are terraced properties, selling for an average price of £163,565, with semi-detached properties selling for an average of £215,683, and detached properties fetching £340,213.

Househunters can buy a two-bed semi-detached property such as this one in Denton for £195,000.

Trafford

As Greater Manchester's most expensive boroughs, the average house price in Trafford is currently £356,005.

The majority of sales in Trafford are semi-detached properties, selling for an average price of £369,946. Flats sell for an average of £231,810 and terraced houses are bought for around £301,036.

Overall, sold prices in Trafford are five per cent up on the previous year and 30 per cent up on the 2019 peak of £274,885. You can buy a three-bed terraced house in Altrincham like this one that is currently on the market for £355,000.

Wigan

Wigan has an average house price of £166,575 (Rightmove / Breakey & Co)

Wigan is currently the cheapest borough of Greater Manchester with an average house price of £166,575.

The majority of sales in Wigan during the last year were semi-detached properties, selling for an average price of £170,204. Terraced properties are bought for an average of £127,075, with detached properties fetching £291,013.

Overall, sold prices in Wigan over the last year were similar to the previous year and 18 per cent up on the 2017 peak of £141,751.

For around the same price as average house price, you can buy a three-bed semi-detached home like this property that is currently up for sale for £165,000.
