The five areas of Greater Manchester that were most popular with house hunters this year

2021 has been the year of the property market boom - with house prices growing at the fastest pace in 15 years.

The average price of a home in the UK surpassed a quarter of a million pounds for the first time in history - and was recorded at £268,000 in October 2021.

Over the last year the property market has continued to be impacted by the coronavirus pandemic, with more and more people wanting to move homes.

This year has therefore been described as a seller's market - with demand for homes outweighing the supply of homes available.

Greater Manchester continues to be popular with house-hunters, with certain postcodes becoming hotspots for home buyers in 2021.

According to online estate agent Purplebricks, here are the areas which have had the most searches for houses this year.

Old Trafford

Old Trafford in Stretford has become a popular choice for people looking to move homes in the last year.

Home to Old Trafford Cricket Ground, Lancashire County Cricket Club, and Manchester United, the average price of a property in the area stands at £243,986 in December 2021, according to data from Zoopla.

In terms of property types, flats in Old Trafford sold for an average of £156,461 and terraced houses for £212,040.

Bury

Bury is another area that has had a huge amount of searches for properties from house hunters in 2021.

As of December 2021, the average price for a property in Bury is £227,653.

This is a rise of 1.28% in the last three months and rise of 4.08% since last year, according to the current Zoopla estimates.

Oldham

As a more affordable area of the region, Oldham has been popular among home buyers this year, specifically first-time buyers.

The standard price of a property in the area is currently £148,953, which has rose by 2.75% since December 2020 according to Zoopla.

In 2021 flats in Oldham sold for an average of £151,298 and terraced houses for £125,909.

Droylsden

Droylsden, a town in Tameside, has also made the list of areas which have had the most searches for houses this year.

The average price for property in Droylsden stood at £176,355 in December 2021, as per data from Zoopla.

This is a rise of 0.92% in the last three month and rise of 0.12% since 12 months ago.

Blackley

Blackley, a few miles north of Manchester city centre, is an area that's also been popular with house hunters this year.

In the last year house prices have rose by just 0.12%, and the average price of a property here currently stands at £142,667 - the cheapest on the list.

In terms of property types, flats in Blackley sold for an average of £122,775 and terraced houses for £109,627, according to the current Zoopla estimates.

Gareth Yates, a local property partner for Purplebricks in Manchester said: Within my patch you're finding a wide range of price ranges. I've sold properties from £90k-£900k this year.

"here is limited stock available so it's created a massive imbalance where we are seeing upwards of 20 plus viewings on each property, and properties selling in a matter of days.

"I think there has been a move away from apartments and people stretching to a terrace house or changing their area of search and going for a house in a cheaper area. This has been driven by the desire for external space.

"Looking at the lower end of the market, it's more price driven - they are viewing properties for £150k or less. There is a serious lack of stock at the lower end of the market across the region. The traditionally more affluent areas and historically higher demand have seen jumps in price but not to the same degree as the cheaper areas."
