The bungalow with the sea at the bottom of its garden in one of Wales' most sought-after coastal locations

Most people like a lovely outlook from their patio while lounging in a garden chair and generally it's a vista of their garden - lawn, shrubs and trees, maybe a shed.

Most people aren't lucky enough to have a vast sea view stretching out across the horizon at the bottom of their garden though.

This bungalow, and it's perfectly positioned patio, offers an owner a front row seat in their deckchair to the weather, wonderful coastal wildlife, ships meandering by and the hustle and bustle of a seaside village below.

Ogmore-by-Sea is understandably a very popular place to visit for a day by the beach, or exploring the nearby nature reserve and Site of Special Scientific Interest (SSSI) of Merthyr Mawr sand dunes and the ruins of Ogmore castle hugging the valley floor on the way into the village.

Ogmore-by-Sea has slowly and quietly warmed up in the last few years to become one of Vale of Glamorgan's most noticeable property 'hot spots'.

To basically illustrate the point, figures from property portal Zoopla indicate that the average current value of a detached home in Ogmore-by-Sea is £426,323 compared to Wales' national average of a detached property of £295,488.

Of course, these figures are just a current snapshot of the property market over the last 12 months and include detached homes of all shapes, sizes and locations within Wales.

But the £130,835 difference in the two figures does give an indication of the popularity of this coastal village.

The location and the sense of community when combined with the lack of available properties for sale, continues to drive demand and therefore prices up.

The fact that the village has a beautiful beach, sweeping sea views and is commutable to Bridgend, Swansea and Cardiff are all big factors for Ogmore-by-Sea having its own mini property boom.

David John, senior manager of estate agent Peter Morgan, Bridgend, says: "Over the last few years there's been an influx of new families, especially via the new homes estate, which has changed the mix of the local population.

"Where once this village was predominately more of a retirement destination years ago it has become more of a mix of ages."

The village certainly has a community feel, as well as the feel of the refreshing sea breezes coming straight off the water, that has resulted in the community actually setting up a charity in order to buy the local public toilet.

This structure is now being transformed into a community centre and village hall that will include a sea view cafe by the charity Ogmore-by-Sea Hall.

Many of the homes within this community are positioned on the coastal slope that eventually gives way into the sea and this particular bungalow has a great position within these homes.

David John says: "This property is all about its location and its panoramic, lovely views that really are stunning. It is in a prime position."

If you decide to pull up a chair on the patio, you are most likely to agree with David.

The patio is a substantial space for eating alfresco as well as lounging and hosting a BBQ with the beautiful backdrop of the dramatic duo of sea and sky.

Should the wonderful wet Welsh weather decide to make an uninvited appearance at the outdoor gathering, the glorious landscape is never far away, with each sea view-facing window framing a snapshot of the mesmerising coastal vista.

Called Southdown, the home has three double bedrooms but it's the reception rooms that can claim the best position within this well positioned property.

The main space that commands the most attention is surely the sun room, aptly named as, of course, it has direct access via sliding doors to the elevated garden patio.

Even when the doors are closed, all the weather systems rolling in, stormy seas and starry skies can all be appreciated from a comfy armchair in this room, with or without binoculars or a telescope.

Open the doors and let the sea breezes and the sound of the distant waves fill the home, and that's before you even step outside and take in the enthralling and expansive view from the garden.

Next to the sun room is the spacious lounge with two distinctive features to entertain you.

There's the standard television and then there's nature's television; the large picture window out to the garden and coastal views beyond, always on and free to watch.

The view will always captivate you as you wander around the home and there should be ample time to enjoy it, inside or out, as the home has been fully modernised, according to the estate agent, so no need for any renovation project headaches to darken your seaside sunny days at this property.

Shower room, plus utility room and boot room are the practical spaces but still stylish (Peter Morgan estate agents, Bridgend branch)

The kitchen diner is a well-equipped room with enough space for a dining table and chairs and the bedrooms all offer pretty interior design and peaceful ambiences.

There's a fully fitted shower room, handy utility and boot room and the car can be tucked away at night in the detached garage.

With the beach a half mile stroll down the road, paddling, surfing, windsurfing, rock pool investigating and rambling the Glamorgan Heritage Coast Path are all just a few minutes away.

Or you could just sit on the patio, drink in hand, relaxing and watching other people spend their energy at this stunning seaside spot.

Southdown is on the market for offers in the region of £450,000 with estate agent Peter Morgan, give their Bridgend branch a call on 01656 667100 to find out more.
